Raymond James (Cruz) and his "partners” are scammers who keep targeting innocent senior citizens from around the globe who are retired or about to retire, especially from the USA. Just lost over $15000 for a bogus investment offer on a virtual project called 10% Ownership for just $27000 in Luxury Villa (never existed) in the Carara Parque Ocean View Resort Community Costa Rica.

Ray and his associate at the time, Jared Portner, also stole $10,000 from me. Based on people I've talked to in Costa Rica, his reputation has caught up with him. He is now going by Raymond C James running the same scam on Carara Mountain. Be warned.

The lies just keep getting bigger and bolder.
Any interested party can and should have a competent Real Estate Broker take a deep look into the so called development and built homes.
The attempts to redirect the attention to an off point issue is one of a skilled con-artist as he is displaying with the rebuttals. Not to mentioned that he is also trying to direct the blame to lawyers and developers: "contracts done by a costa rica attorney. And the checks never went to me, I'm a broker, the $ went to their lawyer for the closing and/or the developer they bought the property from." This is obvious as they work as a team; one reels in the victims, the other closes the deal and takes the money and another covers any tracks.
Anybody taking interest in this case should make a note that this person is being more revealing of his association with the other scammers and trying to direct the blame towards them. May I remind you that this person AKA, Raymond Cruz, is know to go around visiting real developments pretending to be either a buyer or a broker and taking as many photos as he can which he later use to fill in his multiple offers in the web sites. If you read carefully the information published in these websites, absolutely nothing indicates that he is a broker, on the contrary he portrays himself as one of the major investors or partner investor.
I urge anybody with any doubts, to type his name and the key word Costa Rica and if you go past at least the three first pages, you can still find some remaining information, mainly the headers from some of his old scams, you will find some of the (non operative) phone numbers and names of web sites.
Some of his scams today: "investincostarica2012" and here is a good one, just take a look at this pack of lies: "http://sanctuaryosareserve.sanctuaryincostarica.com/dale.cochard-doctors-owners-vision.html,"
"ainvestbus.com," a scam directed at investors were he presented himself as "Vice president and Director of Costa Rica Chapter"
You will find also plenty of different email addresses, with different combinations of words such as: Sanctuary, investment, Cruz, Costa Rica, Canada, PuraVida.
Here is an example of contact information he provided two years ago:
http://www.InvestinCostaRica2009.com
or http://www.MontanasdelPacifico.com
From the US/ Canada Direct dial 1.305.600.4895
FAX NUMBER from US/Canada 1.518.252.6098
SKYPE costaricateam.raymondcruz
Like I explained before, you can purchase phone numbers to be used on a monthly basis with services like Yahoo and Skype, cheap! And of course email addresses, YouTube and Facebook accounts are free! He just keeps changing and changing,
His new scam has new contact phone numbers which he never answers at first anyway.
I could go on and on about how this crook operates and how to catch him in his lies, now that most of my savings are in his and his accomplices hands I have nothing but time to expose their heinous crimes and the desire and hope to bring them to justice.

Once again, all vague allegations, and most of it pretty silly. You can drive to the lake and see the homes now, BV1, BV2, BV3, BV4, BV5, BV6 and down at the beach project, Heck, you can see them all on Google earth, in fact John will send you a Google earth map of them.

I see that that Mr. Cruz (likely not his real name) and his accomplices are really worried now that their illegal operation is getting more exposure. FYI, I have communicated and given my information to some of the real developers and advertisers on Costa Rican forums, I just have not give them to you. This has nothing to do with what you just revealed on your rebuttal: "You won't, you are tied to the same folks that tried to blackmail me 6 months ago to help you recover a deposit from JP Wilson."
All documents and paper work has been submitted to the local authorities, which in my opinion, is not very efficient on serving justice or the law. I am certain that the many expats living in this country agreed that the law enforcement and judicial systems are somehow inadequate and inefficient. The scam run by Mr. Cruz is very well elaborated and conducted. The so called contact info, which is temporary phone numbers purchased with services like Skype, Yahoo, etc, are just a front attempting to make him look legit. If anybody call those numbers, all you get is an answering recording. Once he can verify where it comes from, he feel safe to call back and start his scam. The websites that he talks about have been changed and forwarded under different names every time a new scam starts. The "dozen of happy owners" he talks about, are actually two or three people who pretend to act as such (I felt for it.) He himself is the one who responds the multiple email with different aliases using the free email services such as Gmail, Aol, yahoo.
Any body who knows the Lake Arenal area and any real broker there for that matter have ever seen or heard about any of the mentioned large project as he advertises. 40 homes built are really hard to miss! That is because they do not exist.
Lets just go a couple of years back, when you conducted the scam "Sanctuary in Puriscal" The equestrian haven that you promised to many. Many of your almost victims, my friends, independently visited the so called "Sanctuary" with the so many built "residences and club house" and found to be a nearly inaccessible area that has never been paved due to faults and continued damage from water, very isolated pasture land. This land (mostly untitled) belong to a German expatriate named Marguerite and there was nothing else there but her own home which was built in the early 90's.
Or how about the fake deals with the Quepos Marina, or the scam with Montanas Del Pacifico, or the many others concentrated in the Central Pacific area.
For any body who knows how to track this down, your so called "Web Sites" are usually registered privately and only for a max of two years. This is really odd for someone who claims to be in business for over 30 years in the country.
Nobody gets to meet him in person, is all done via Internet. You won't see any videos or actual photos of him with the so called "Happy clients or owners." He rarely shows his face except for the very old photo he uses in the chat rooms and forums where he is on the phone acting "busy communicating with clients."
As for the money I have lost, I see it as a very expensive lesson which thought me about serious due diligence and deep research about smooth talkers such as this crook AKA Raymond Cruz.
