Regions Mortgage has committed egregious mortgage fraud and is seeking to foreclose on a 78 year old blind woman who owned her home free an clear.  Here is a brief summary of what occurred.

The woman, Lo, raised 5 kids by herself working multiple jobs and was finally able to purchase her first and only home on June 19,1979 for approximately $30,000.  By working on the school bus with handicapped kids, she was able to pay this home off approximately 15 years ago.

In June 2007 she purchased a condo on the ocean for $199,900 and got a mortgage for that property from Regions Mortgage.  She made payments of approximately $1300 for approx. 18 mos. until the homeowners fees escalated and the real estate market collapsed and she could no longer afford to do so.

On March 4, 2010, nearly THREE years after her purchase on the beach property... located in an entirely different county from her homesteaded residence, Regions Mortgage filed an obviously forged mortgage on her primary residence.  The mortgage document had man inconsistencies... the primary residence address was added in different fonts and crooked as if it had been cut and pasted... among other things.  Institutional lenders file mortgages as soon as possible.  They do not wait for three years!

Lo, hired the law firm of South Milhausen to represent her.  Atty. Camron White was working on an Agreement with Regions and while doing so Regions filed foreclosure and received a judgment on both properties even though they had only included the beach property in their complaiint.

After legal wrangling, it was agreed by the attorneys for Regions, The Mayersohn Law Group and with the South Milhausen firm that a Mediation would be a better solution than a lengthy appeal.

The mediation was held in January 2013 where attorneys from both signed strong armed Lo into agreeing to pay $250,000 plus interest (approximately $150k) and payments of $600/mos for a house she already owned free and clear and had never encumbered with Regions.  Her first payment was to be February 1, 2013 and Regions was to send her loan modification paperwork.  The loan modification paperwork arrived on February 3 (it was left outside of a blind woman's house) and was returned promptly.  It SPECIFICALLY SAID NOT TO SEND THE PAYMENT WITH THE PAPERWORK.  While she waited to get a coupon book or payment instructions, she was finally contact on the third week of February to send in a check to Regions' attorney for the (now delinquent) February payment.  Once the address was located on the internet, the check was sent via FEDEX immediately on 2/24/13.  The month of March was the same... still no information on payments or where to send them.... after contacting her law firm, South Milhausen, they advised to send the March check to Regions' attorneys as well.  This was FEDEXED out the same day 3/9/13.  

Because the property was held in a trust, Regions was requiring quit claim deeds in order to put it in her name so they could foreclose quickly in the event of default.  On March 29, she and the Trustee went to the SM law firm to sign the quit claim deeds.  IMMEDIATELY after they signed, SM handed her back her checks for both February and March and told her that Regions would not accept them and were going to foreclose anyway.

Regions is taking the condo and her house (recently a comp in the neighborhood sold for $17) and looking to throw this old blind woman on the street all because of the failure of the her attorneys and the legal system.

The banks just keep getting greedier and greedier and can do anything they want including forging mortgages on properties and this woman who has worked hard all her life is going to end up on the street.  Where is the justice?????
