We believe it important to note that not all Court Orders are alike. Many court orders are absolutely legitimate and we make no representations about this court order situation. However, we want our users to be aware that sometimes courts enter orders based upon default which typically means that the defendant didn’t show up. Sometimes a defendant won’t show up because they didn’t even get notice of the case proceedings in the first place and other times defendants may not show up because they don’t necessarily have the knowledge and/or the financial resources to fight. My wife and I are Senior Citizens (75) and on a fixed income.
Mr. Kahn unfairly kept our security deposit of $3,000 by providing an unfair report depicting damages for which we were not responsible in renting property from him.
He failed to do a walk through which we were entitled to but chose to give us a 70 page report with faded pictures to avoid returning the deposit since we had no way to defend ourselves. For example he charged us with carpet replacement at 50% of trade cost though the carpets are 10 years old and require replacement. He also charged us for items that go back to other tenants.
Though all rent was paid on time for two years which we have done with four other landlords over 9 years, Mr. Kahn terminated the lease because he claimed he was insulted. BEING THE BULLY AND ANTI SEMITE THAT HE IS (his record precedes him) we apologized so we woud not have to move. He indicated the apology had to be expanded for him to reconsider. we moved at great cost and expense and had to borrow money from our adult children.
Mr. Kahn is a ruthless inconsiderate person who deserves to be punished and anyone who does business with this dishonest person does so at great risk.
I plan to pursue his bebavior with the media and other interested agencies.

I am the lawyer for David S. Kahn and I represented Mr. Kahn in his defamation suit against Mr. Friedberg. After the Court entered a preliminary injunction ordering the deindexing of this post (preliminarily finding it was false and defamatory), we went to trial against Mr. Friedberg before a jury.
After hearing two days of testimony where both Mr. Kahn and Mr. Friedberg testified, and after reviewing all of the evidence, the jury rendered a unanimous verdict in favor of Mr. Kahn finding this post was false and defamatory, and awarded Mr. Kahn damages.
After the trial, Mr. Friedberg did not contest the verdict, paid the amount in full and consented to a Court Order that this false post on RippOff Report be removed. Unfortunately, RippOff Report does not honor such Court Orders even when a jury determines the post is false and defamatory like this one.
Mr. Kahn runs a very reputable real estate business and leases properties to many tenants. This is the only tenant who has ever posted anything negative about Mr. Kahn over his 20+ year career. The jury, however, found this post by Mr. Friedberg to be both false and defamatory.
