I want to just let the residence of St. George, Utah know that they should think twice about renting a property from Sunset property management, owner Deb Ashwood of Keller Williams. Renting that house has absolutely ruined mine and my husband's lives.
on February 15, 2009 my husband and I moved into the home that she had listed for rent.My husbandwas 22, I was 24 at the time with a 4 year old and 10 month old.We immediately noticed bugs in the house and we told Richard "the maintenance man" that there were bugs (Roaches and spiders).At first she was very nice, willing to help and we had a great relationship. But things became seriously sour about a year later.
I had a fire in February of 2010 that caused damage to the microwave and the cieling and one cabinet. I tried putting the fire out with the fire extinguisher Deb had in the house for us to use and it was expired. It did not put out the fire!I called Deb and told her of the fire and asked if the owner had fire insurance that would be willing to cover the damage of the items lost in the fire, She said absolutley not, that we were responsible for the entire cost of everyhting. She would not listen to reason and on top of that she said that we needed the repairs to be made within a month of the fire to the house! My husband, making min wage at the time and me living at home with a brain tumor, could not cover the costs in any way.
I looked out my window about 2 months later and noticed that her "maintenance man" Richard was just sitting in his truck outside of our house. I asked him what he was doing and he said he wanted to come in and see the damage. I said "sure come on in" he said " well nevermind" and left. I get a phone call from Debbie the next day saying that she gave Richard the "maintenance man" the spare key to our house and he came into the house while we were gone and "looked" at the damage of the house. She never provided the 24 hour written notice and let this stranger come into our home with our valueables vulnerable to him. And the worst part is, he came in when we left when I said he could come in earlier!
Our biggest problem was that when we needed Deb, we would call her, and get no answer. The owner would come and talk with us unannounced too and we'd express our issues to the owner about the bugs, and other things, and then later on Richard would either come by unannounced and ask whats wrong or Debbie would call us and yell at us and ask us why we told the owner our issues when we should have told her! This is crazy, I know!
In the meanwhile, the bug situation had gotten out of control in that house. We had asked Richard who would make it out when he could if the could please spray. We asked atleast 5 times in a 5 month period of time and He said they would and never ever did. So we finally got our own company to come and spray and they did 3 spray jobs to the property, and Sunset paid once for that in the amount of $35.
The sink had a major leak that had sprang, and also leakage underneath sink in the cabinet,and the nozzel was lose and breaking too. We told them of that when that first had taken place. Richard said that he would fix it when we first notified him.3 months latersomeone came and did a shoddy job of fixing it and left. Once again we called Deb, she sent out Richard who said it was all fine and it wasn't fine, it was still leaking. It had finally gotten so terrible with the corrosion behind the sink because of the leak that the bug infestation had nested back behind there, and still no one would come out, no one from sunset seemed to care. They wanted us to fix the fire damage, which we could not do financially. Later when Richard came again unannounced to our house to speak to us because we were behind on rent, he admitted that he was Deb's live in Boyfriend. I started to kinda worry about the credibility of the people we weredealing with..
It was turning into such a nightmare, and my husband was laid off from his job in May of 2010. Our church covered June's rent and my husband tried with no luck to find work so we called Deb and told her we'd most likely be moving out. We just couldn't afford to live there anymore. We had a man in the ward repaint the entire kitchen at absolutely no expense to Deb, however we left the fire damage to cabinet and we did not replace the microwave. Hoping that the sec. deposit would cover those things. She gave us the weekend to be out. I told her we would try to the best of our ability to be out by Monday august 9th, 2010. I finally had got a job and was working, so my husband with our 2 small kids was trying to get moved out in 2 days. We were still trying to get moved by Monday and Tuesday because it was so hard with me having to work and limited time. On wednesday we were moving out still and left to bring some more boxes to our new home and when we returned Deb had changed the locks and left a note on the door stating that if we tried to retrieve any of our property that they would call the police for trespassing.
I called her and asked when we could get the rest of our things and she began screaming, and cursing. She said we had abandoned our things and she was going to sell it! She said that since I told her we would be out by Monday and we weren't, that whatever I left there was now her property. She said we left the place in filth and she brought up the bugs. I tried telling her that we had asked fora year to spray and that it was an existing problem that was there when we moved in. She denied that. Never once would they spray. I said we had it sprayed2 times out of our own pocket!!She said that it wasn't her fault at all, that it was our fault becase we were filthy pigs. Her exact words and she was using alot of other four letter words too. I told her she was a woman of business and was supposed to act as such, and she didn't care at all.
So anyways, she still has our stuff in a storage unit, we have to pay $60 a month for a supposed storage unit were not even sure exists because we pay it to Deb and on top of that we are paying for the rent we owed for July and a week of August. She tried charging us for June's rent to, but thankfully the churchkeeps good record of what they paid!We aren't allowed to touch our property and for all we know she has it in a $20 storage unit and is pocketing $40 because she refuses to provide reciepts. This has been an absolute nightmare. Please please rethink before you rent a house from this woman, or the company Sunset property management, especially if you are young like my husband and I were because she will prey on that.
Thank goodness for the owner because Deb wanted us to pay an estimated $4000 in damages.She was wracking up every little small thing that she could find. When we asked for the reciepts of the damages we were supposed to pay for, she could not provide it to us. The owner settled and we were only paying $1100. Plus that '$60' storage unit fee.

I am sorry for anyone who has been locked out of your home and property taken by Debbie Ashwood. The sad truth of the matter is, in putting the puzzle pieces together, she sells the property at her flea market. She was helping me to sell a few clothing items there when i was still her tenant and I was able to go in a side building (was located by Lip Trix) where she had stashed many things.
In some of the boxes i saw oodles of family pictures, and i even snooped around and saw vital records belonging to people and Deb Ashwood's name was not on them. I kind of wondered where she got all this stuff. When asked she said people gave it to her to sell on a consignment basis. I thought it was fishy because who would want to sell a birth cert. or family photos? I am not just talking a few boxes, I am talking several dozen.
The problem with her is that she has a horrible and false sense of entitlement to these people's property. I know she intimidates them and walks all over them so they think they have no rights and she evidently knows they have no money so they cant fight their way in small claims without a lawyer. She threatened us, cursed at us, called whenever to demand a supposed 4,000 we owed. Are you kidding me? When I talked to my lawyer, he told me that she had violated many rules and if I wanted, I could sue. But for me, I wanted to just wash my hands and be done.
Please think twice before you rent from her, please. Not worth the hassle, the pain and lost property.

DEB IS A DISGUSTING PERSON! SHE STOLE ALL OF MY BELONGINGS AND REFUSED TO GIVE ME MY 1,000.00 DEPOSIT BACK EVEN THOUGH I GAVE HER MY 30 DAYS NOTICE AND PAID RENT ON TIME EVERY TIME! I WENT BACK TO GET MY STUFF 3 DAYS BEFORE I HAD TO BE OUT AND SHE CHANGED THE LOCK'S AND UNPLUGGED THE GARAGE DOOR.. DO NOT RENT FROM HER!!

Debbie- Life isn't always about personal contracts AND you failed to mention that we had the entire kitchen professionally painted with no money out of your pocket. I am not going to carry on with this back and forth on rip off report however I will say that I did by accident start a fire, not purposefully- your land lord should have had the fire damage estimated by her fire insurance- thats why people have it whether they have renters or not... thats a risk they take. ALSO I'd like to ment ion that you underhandedly broke the law with your "3day eviction notice" not served to us by the courts themselves and going through the due process. we have paid you an $850 security deposit plus $450 and if thats not enough than obtain your lien, do whatever it is that you do, you aren't going to to verbally abuse me anymore and I ask you to please stop calling me. I would also like to point out that I have never once given a written note to you thanking you for any services rendered, and I know that you had the hoime sprayed once, in the amount of $35. The only maintenance that you bothered with the whole time we lived there was that shoddy plumbing job that never fixed anything and the $35 spray job that fixed nothing. Why don't I send you the bill for the maintenance that we did including the painters bill WHEN WE WERE LIVING THERE? You were the most neglectful property management person and I hope that you shape up and take some responsibility! Because I have admitted my wrongs with this situation I am not going to take the responsibility for your wrongs in this situation as well! I have several witnesses that can attest to the abusive nature of this woman Deb Aswood, I swear by every breath that I take, what I said earlier and here now is fully the truth. I hope that you will see that its all about the money with this woman in her rebuttle, she has absolutely no regard for the tenants who lease the homes she manages. If she does not get her way she will abuse you verbally and talk right over you. Deb prove that I am slandering you, slander is something that is untrue. What I have said is all true, my Dad,my husband, my bishop, my attorney, my friends and family have all seen the way that you have acted. Prove us wrong if we are all liars!! Another thing is that she (against any law that my attorney knew of) locked us out of our house obtained our property and the property of others and would not give it back. She claimed we had abandoned the property, while we were dropping boxes off at our new home and changed the locks and stole our property, now keep sake heirlooms from my grandmother will be trashed. Does this sound like someone who has her tenants best interest? No. Its about money, there is no care for another. She may have anger about the fire and late payments (which were ALL paid in full minus the month of July) however that doesn't give her the right to curse, to steal, to trespass and to break laws just to stick it to us. believe me, there has already been enough hardship over this. When I would rather be spending time with my family I am sitting here worried if Deb ashwood will call today, will she demand our money or threaten us today... that is what I spend my time doing is worrying about this awful situation. I wish that I could just wash my hands and be done with this woman.

Sun City Management, herby referred to as I or we, has a long history that is documented on all of the properties that we manage. By this tenant’s account, all of their actions are the problem of the property owner and the manager. Not fault of theirs at all.
During their tenancy, there is a repeated history of their delinquent rental payments. We have record of many maintenance requests fulfilled and pest control invoices. Because they were most always late on their rent, they would avoid all calls from Sun City Management. In fact we have copies of notes that we had to leave on their property to tell them the urgency of contacting our office.
As for calls regarding pest control issues and maintenance issues, we only heard from them when they finally made a payment and every time a payment was made, they brought a maintenance issue or issues that we hadn’t heard before and we addressed them.
The tenant makes mention of a fire in February 2010, what they fail to mention is that they were responsible for the fire by cooking something on the stove and then not watching it, only to have it engulf in flames and melt the microwave above the stove, damage cabinets and the stove, as well as smoke damage to wall and ceiling. As it was due to their own neglect, the owner felt it was not her responsibility to pay for the damages through her insurance company, as they insisted over and over again. In a conversation with them they agreed that it would be taken care of by them, as it should be.
Instead, when they vacated, they did not repair the damages as stated and the damages far exceeded their security deposit.
As for having a pest control problem, they did NOT bring to our attention the intensity of this problem as they perceived it, instead avoided us whenever they could. On the occasion that a partial payment to their rent was made, they did bring up a need for spraying a couple of times and we had it sprayed thereafter. We have receipts showing this activity.
However, when we finally took possession of the property, it was evident the reason for any problem with insects that they had. There was so much filth in the property, exposed food, dirt and grease, dirty diapers, etc, that the insects were literally all over the place. Subsequently, we had several treatments made to the home and the issue has been resolved. We have NOT had any further complaints from subsequent tenants. So, the issue was not with the property but with their daily habits. (We documented this in photos taken upon accessing the property.)
I could go into detail with regards to every other point taken in this report, however, I am sure you are starting to see that there are certainly 2 sides to each story.
One last point, however, upon their vacating they did leave items in the home and those items have been put in storage and we have a written agreement with them to accept a monthly payment on the balance, which the owner did settle at $1100 from the original $3,159 of outstanding cleaning, damages, repairs and outstanding rental balances. We also credited to this amount their deposit of $850 which legally we did not have to given they were evicted from the property for non payment of rent. The deposit credit actually brought their balance to $2329.00, It’s important to note that this $2329.00, not $4000 as stated by tenant in her complaint is highly over inflated.
On October 11, 2010 the tenant agreed in writing to make monthly payments to this balance, which does include a storage fee of $60 per month, paid to Sun City Management. However at this point, we have only received 2 payments and they were not in accordance with the contract. Therefore, we are carrying a debt on the storage unit.
We do have the right to cancel that contract due to breach of terms and impose the consequences in the terms of the contract. We have tried everything possible to make this easy for them to pay. Mr. Putnam even came into our office in mid December, not to make a payment, but to tell us that he was going to pay it in full with the receipt of his tax refund. We agreed that when he brought that in we would accept that and close the books. However, since then, he made a payment on January 11th and indicated that he could not pay it off with his taxes. It is now February 18th, 2011 and we have not received another payment in accordance with the contract. In order to re-rent this property, the owner ended up paying for the repairs on this property. None of the damages were due to reasonable and customary use or caused by natural wear and tear. The owner is within their rights to recoup their losses through a written contract to repay and will abide strictly by the contract and any breach of the contract hold them to the consequences of the contract. At this point they are going to do just that.
Personal situations aside, they had a contract to rent this property and return it in the same condition other than normal wear and tear and did not do so.
They thanked us on occasion, including in writing, for all the help we gave them during their rental period, so to see an article reflecting their dismay during their stay is disheartening, but the damaging comments made in this article are seemingly slanderous and not accurate.
