I was in the market for a house and ran across particularly nefarious scam. Just after New Year's 2013 My realtor took me to a home located at 7418 E. Grovewood Ln, Orange Ca . It's a large house on a hilltop, good legs... But had a lot of deferred maintenance to be done. My realtor thought this would be a good fixer-upper project for me and encouraged me to make an offer. Both my realtor and the owner left out just a couple of small details which was disturbing. For one the house is about to be CONDEMNED. Northeast portion of the lot sliding down the hill into the park. They have cleverly done some patchwork to mask this. There are stress fractures on that side of the house as it is being pulled down the hill. The other small detail I discovered the home is uninsurable. It was damaged and the forest fires of 2007 and carrier at that time paid out settlement on the property. Now with the liability of the collapsing foundation problem is now completely insurable by any company at any price. It has forced place insurance presently which dosent cover anything at all. The bank has no idea of the massive liability here. Neither the realtor or the owner will disclose this stuff. Beware.

I posted this myself a while back and its true, people really do believe anything in writing. House falling down the hill hahaha. "Nefarious scam" I used the thesarus for that one. hahaha Its unbelieveable that you can post something and even seasoned "industry professionals" think its true. All it takes is an anonymous posting on the web. How'd you like the "condemned " part thrown in for good measure? Yours truly Anonymous.

Glad to see this exposed and thats not even the whole uglyness of it.not only the slippage but there is also a timebomb here with the undisclosed expiration of the rights os passage. This was the last home built on the hill.they needed an easment to pass through the neighhors land to get there. This dedicated easment has now expired. What It means is that whoever gets the place is landlocked out. Thats one heck of a nasty surprise. Thank god for the internet .this moneypit is a disaster for the unsuspecting. Sure its being sold as is how is or any other legal jargon they can use to avoid a lawsuit from the poor sucker that gets stuck with it.
