Complaint Review: Americas Note Network - Boulder Colorado

As a former realtor, mortgage loan officer and broker, I can tell you that I just watched the infomercial and is - IMHO - part truth and part lie. Juct a sample - a quick take of it so to speak. TRUTH: There are $91 billion dollars out there in private mortgage and personal notes. I do not doubt this is very likely an understatement. Economic conditions, market, interest rates, and more, affect why someone might take back a note when selling real estate, or anything else for that matter. But let us focus on real estate. So are there people, everyday, who have a note and, because of a change in their economic situation want to opt out of the note and get their cash? Of course, thousands. NOW THE LIE: So what do they need you for? Every major city and town have financial brokers who do just what this course offers for a living - full time. And they didn't get started for 4 eh, make that 3 easy payments of $39.99. (russ was going to make one payment for me) It goes like this: I have a house - free and clear - and someone wants to buy it. Maybe they cant get a mortgage, whatever, but they have a sizeable downpayment. Let's make it simple - they will pay $100K for the house and have $50K to put down. Good deal for me. That is the price I want and I don't need but $50K right now = and I take back a first mortgage for $50K at 5%p.a. ( a good return when I give the mortgage) with a ballon payment in let us say ten years when they will either get a new mortgage or sell = whatever. Now where three years in. Suddenly, I see another house I want, but to get it I need $25K I don't have to get it. Well I am getting $2500 a year interest - and the mortgagee has never missed a payment - but I need the $25K now. Oh, and the going rate for mortgages is now 8%. So I go to a broker who searches for someone who is willing to buy my note and get a 5% p.a. return with a balloon in seven years of $50k. Is that buyer going to give me $50k? NO WAY. Rates are now higher - so I have to discount the note so that the total return will work out to 8% when the $50K balloons seven years. So I may get only $40K. That is where the broker comes in. He has to find me a buyer. For which he charges a fee. How much? Well it depends, but having been in the mortgage business I can tell you it would be in the 1 to 2% range - that is up to $1000 for that transaction. A very nice commission. Find a buyer? There are plenty of places for that = most brokers have lists of syndicates and investors looking for deals. The key to the deal is how bad I need the money and how much you are willing to pay for it. So all Dalbey is saying is ANN is one of them. So again, I ask, what do I need you for? This is not a new concept or business idea. There listed in the yellow book. Look under mortgage brokers. loan brokers, etc. People will come to you if you are licensed and have the right contacts. What do I need you for? That is where this gets interesting. I am going to go out on limb here and say ANN (America's Note Network) will want to steal the note. In my example, for instance, they will want 16% return instead of the market rate of 8%. And what they are looking for from you is to find sellers desperate enough to take that. And of course you money for the course and peripherals. BTW In many states brokering a loan transaction requires a license. And disclosure of your fees, etc. Does Russ every mention that.

Mr. Yassine, I think you were very lucky to get a refund. I get several calls from Russ Dalby's Associates every week, even though I have explained that I want to make money, not spend more and to please not call. Damien, I think that it is wonderful that you are doing so well, thought your advise valid, and would like to know how you succeeded where others have failed. You pay them thousands of dollars and they spend a few hours with you on the phone telling you how to build a web site. It's fraud, pure and simple! Nobody ever gets a working site. And, nobody ever makes a dime of their money back. I'm not sure what planet you're from not to know this. How the hell can anyone see what you're doing over the phone? Mr Damien, first of all before you open your mouth and say anything listen to this i'm not like you a note network sucker working from 9-5, i have my own successful retail business, your note network empty promisses that picked my curiosity to give my wife something to do and to get her some independent income even though we don't need it, plus you don't take $5102 which is probably worth 3 months of your salary and give me B.S. like useless and duplicate leads without telephone numbers for over $800, you don't take over $3000 for crappy mentoring that don't even last 30 minutes a week and that is put on rush to finish policy which encourage you to spend more money on sending 2000 postcards most of them going to the same addresses over and over and have people cuss you on the phone (cost $1000, toll free telephone service (cost $10 a month), getting a business license and a license from the county to work from home (cost $300), useless website that looks like a kid made it (cost over $100)..etc if you add all thses costs it'll probably be 6 months to a year of your salary so don't be bragging about costs because it didn't come out of your pockets, if i put this money into merchandise i would have made a 35% profit on it in 2 weeks. For you information, i'm not a quitter maybe you are, i came to the US with $1000 in my pocket 6 years ago, now i have a big successful business, i have a successful dispatching company for a local cable company, my own house, good banking accounts, lines of credit that you only dream about and cars that you would only be able to rent.

Am also in the same situation , i order the program, no one call me at all to see if i even recieved the package, i call and the first thing they tell you is to read, okayyyyyyy, i did ,still lost, 2 days later the call me to see if i qualified for some winning circle, well of course that depends on the amount of money you could invest and if you dont have the money there tone of voice is like your a loser( bye ,bye and have a good day )i call once again and they told me if i contacted the 250 lead that i purchase from them, well yeah hello and still no respond finally i call and ask for a refund ,they took my phone number and told me that a manager would call me, and she did she ask me acouple of question i answer back, then things got nasty when i ask her why she didnt do this business her self and she told me is was not of my business, well it might not be my business but when am spending $381.dollar out of my pocket it is my business to ask, i send my course and praise the Lord i get my refund, because am ready to go to court and some channel news.

One of the managers at the note network company gave me a call and pledged to fix the problem and refund me the sessions cost, so please don't make any assumptions yet as i can't remove this post from the website, i will update if they reslove the problem to my satisfaction next week, tahnk you.

Yassine: If what you say is true, you were scammed out of between $5000 & $8000. If someone pulled a gun and did this to you. wouldn't you at least call the cops? I know this is not a matter for the police but IT IS a matter for an attorney. Spend a few bucks to see a lawyer it could pay off big time in getting you some money back and saving your credit rating.
