Tell us has your experience with this business or person been good? What's this?
I own Mortgage Restructuring Solutions, Inc., a mortgage modification company, where our results for our Clients are nothing short of amazing.

When a competitor started posting false Complaints with the Better Business Bureau, I started receiving a bunch of e-mails from the BBB asking me to address the Complaints.  I called a Vice President at the BBB named Gary Almond and told him that I wanted the Complaints removed from the BBB website, until the BBB could conduct due diligence, because we were not having any Clients complaining and I believed that the Complaints were being posted by Competitors or by employees we had let go.

Gary Almond told me that "the BBB does not investigate Complaints and that the BBB takes all Complaints at face value."  He shared with me that he would show me how I could issue Rebuttals to the Complaints, which readers would see, since there is always 2 sides to a story.

I told him that this was totally unacceptable to me because we are in a terrible industry, where the majority of law firms and loan mod companies are just taking on homeowners as Clients, whether they could help them or not.  I didn't want homeowners at risk of losing their home to foreclosure to have to try and figure out a "he said, she said" dialogue.  I told Gary that all I expected was for him to write letters to the people who posted the false Complaints asking them to either submit a Contract that they had with our Company to prove they were ever a Client.  After all, if they didn't produce the Contract then I was obviously telling the truth and they were just someone trying to smear our good name.

Gary refused to do this.  I started getting really upset because how long does it take to write a few letters?  And what the heck was a paying the BBB a bunch of money for to be a member, if they wouldn't investigate Complaints?

Finally after calling the BBB n**i's and a complete disgrace to the American public, I decided to quit being a member of the BBB.  I called Gary and told him that we had just paid another renewal payment to be a member and that I wanted a refund.  He agreed to send me the refund check.  That day we had an A- rating, only because we were not in business long enough, supposedly to have an A+ rating.  The next morning one of my people came to me and told me that a prospective Client told him we had an F rating at the Better Business Bureau.  I told him that he was nuts but went to look at the BBB site myself and sure enough he was correct.  So the BBB is in my opinion a corrupt, fraudlent organization where you have to pay to be a member in order to have a good grade.  Months after my decision to quit I so much enjoyed Brian Ross of ABC's 20/20 show investigation of the Better Business Bureau, where 20/20 gave the BBB an F of its own.  I so hope that the CT Attorney General gets the BBB shut down.  Kudos to Brian Ross.  I love you Brian.  I also loved how the CEO of the BBB had to end the interview early because he had to change his stained pants.  Too bad Brian couldn't get to finish the interview, given what a total fiasco it was for the BBB.  Too bad every homeowner in America didn't see the show to witness what a corrupt, ill-moral company the BBB is.  I assume everyone knows that they are a private company where its executives make hundreds of thousands of dollars a year making companies pay to be members in order to have A rating grades.

Robert, April, Harvey, how do y'all explain all the companies out there who are not BBB accredited that nonetheless manage to maintain A ratings?

That said, the rest is strictly for April. Lady, I AM minding my business. YOU made YOUR business OUR business by posting here in a public forum. And if you want to think I work for the BBB, go ahead. It still doesn't add credibility to your charges, nor does it help fix your issues. I have to assume you did something to violate their terms, either by not updating your business info (since they have a different address/phone for y'all than other sites like Angie's List and Manta have), or by not responding to a complaint brought to them by either a customer or vendor.

Even if you feel a complaint is bogus, you got to respond to them. That's the deal. Can't handle it, don't run a business.

Just as many people here claim the BBB is useless and a rip to consumers, by backing member companies up and poo pooing customer complaints. Y'all can't have it both ways.

You come off here as very contentious. Whatever you did to earn the F, I figure was not do to ripping someone off or being dishonest, but was probably due to your contentious nature, where you had to be right come hell or high water and refused to acknowledge some issue a customer or vendor had with you, and now you're paying for it.

So take your "Mind your own business" hooey and shove it where the sun don't shine. Your business IS my business now, since you made a public issue of it. You don't feel you have to justify your situation with them? Well, I don't have to justify my rebuttals to you!

HARVEY, IT ALSO APPEARS THAT THE U.S. GOVERNMENT IS A NATIONWIDE SCAM......

also, because it isn't a government that is 'serving' and 'protecting' the people, right?

Simply 'Google' the following videos and watch them on the web and decide for yourself if the U.S. government is a big scam, just like the BBB-

1) AMERICA: FREEDOM TO FASCISM
2) FRONTLINE: INSIDE THE MELTDOWN
3) FRONTLINE: TOP SECRET AMERICA
4) FRONTLINE: THE WARNING
5) YOUTUBE FALL OF THE REPUBLIC
6) THE OBAMA DECEPTION
7) WHO OWNS THE FED BANK, WHO CONTROLS WHO VIDEO
8) WHO CONTROLS THE UNITED STATES ECONOMY BY MAJORITY 2010
9) INDYMAC BOYS GET SWEETHEART DEAL

*After watching all of those videos on the web, it becomes clear that anyone with a functioning brain would determine that the U.S. government is nothing but a big scam, wouldn't you agree?

Have a nice weekend.

Does anyone need to be convinced of the BBB nonsense?

On Nov 12, 2010 ABC News 20/20 aired an expose on the BBB "pay for play" scam.  You can watch it on line here:  http://abcnews.go.com/Blotter/business-bureau-best-ratings-money-buy/story?id=12123843

The retired journalist who convinced 20/20 to investigate has a website:  http://bbbroundup.com/

I wouldn't trust the BBB for anything-it's not the trusted organization my parents knew when I was growing up.

I suggest anyone having these issues with the BBB contact the producers of 20/20.  It's been almost a year and it's time for a second expose to let folks know that the BBB is still pulling the same game!

Well you are certainly entitled to your opinion, as we all are but, since this has not happen to you, how can you possible know how it affects us.  I could spend all day debating this but it will not change THE DOCUMENTED facts. And here is a question, Since this has not happen to you, Why is it that you have ALL THIS TIME to worry about what we are filing in complaints as we have a right to do so.  Or could it possible be that you work for them? I have a right to defend myself against false accusations as do the rest of the people that are having issues with this company.  But let me make a small sudjestion to you, before you have ALL the facts, you might be better served to mind your own business. As you could not possible understand how upsetting it is to have your company named tarnished for NO REASON! Good day to you sir!

I just posted a rebuttal on your post. I trust you read all of Harvey's report above. He states openly that he refused to respond to various complaints made to the BBB about his business.
HE REFUSED TO RESPOND!
That is a violation of their rules and resulted in them terminating him, and giving him an F for not responding to complaints.
Your report is worded as you letting your membership expire, NOT them revoking it.
If you're now claiming they did the same to you that they did to Harvey, you're changing all the facts surrounding your post. Did you also refuse to respond to any complaints, as he did?

Again, there are tons of non member A rated companies in the BBB for anyone on earth to easily find by going in and out of any list of results. You have to explain that if your claims are to have any credibility.

and someone also tried to say the same thing about my complaint- they did exactly the same thing to me and many other people that we have now found, some of which already filed lawsuits against them. i wish people would understand when someone diliberately tried to tarnish your good name like this - I take it VERY personally. I did not work for years to build this company from the ground up just to have someone i trusted tarnish my reputation just because I choose not to do business with them anymore. Once my attorney finishes his investigation, I will be happy to share information with you as to what can be done.

I know exactly how our score was derived.  That is not how our score was derived since we had an A- score the day I decided to quit and ask for our money back.  Why you can't grasp this is troubling.  Like I stated, I have the e-mails to back up everything that I stated.  I guess that you cannot grasp the concept that  the BBB changed our rating overnight, the day after I quit.

You show me any professional or any company that is successful over 85% of the time and I would run through fire to have them help me if I needed their help.  Maybe you understand baseball, although I doubt it.  It is like we bat over 850, when you are an all-star if you bat 300.

We have helped thousands of people save their homes from foreclosure and I take tremendous pride and satisfaction.  Our Clients LOVE us.

I am working over 100 hours a week helping our Clients so I don't have any more time to waste with you.

There are many other posting here who are convinced just the opposite; that the BBB actually shills and covers up for their corrupt member businesses. It can't be both ways. Well, you are actually welcome proof, from a consumer standpoint, that paying to be a member doesn't excuse your business from answering complaints made to the BBB. Insisting, like many other businesses do here, that all the complaints are made up by competitors, isn't gonna cut it.

I detailed exactly what happened and have the e-mails between myself and Gary Almond at the BBB to prove everything that I stated.  Like I said in my complaint, why the heck should I have to post a Rebuttal to something that is totally untrue or completely fabricated.  The BBB is a complete fraud.  As far as why we don't bother to answer Complaints - the answer is a simple one.  When a fraudulent company gives you an F rating because you decided they were a fraudulent corrupt company, you can't go any lower than an F so why bother responding to new bogus Complaints.

#14Consumer Suggestion

You failed to respond to complaints filed against you, valid or not.

The BBB did NOT change your rating because you "decided" not to be a member...you exaggerate seriously.

Here, direct from the BBB site is how your rating was derived:"

"30 complaints closed with BBB in last 3 years | 17 closed in last 12 months                                                        Complaint Type                                                                                                            Total Closed Complaints                                                                                                            Advertising / Sales Issues                                                    9                                                        Billing / Collection Issues                                                    0                                                        Problems with Product / Service                                                    20                                                        Delivery Issues                                                    1                                                        Guarantee / Warranty Issues                                                    0                                                        Total Closed Complaints                                                    30Additional Complaint InformationOf the complaints we have received against this company, in at least some cases, the complaint allegations are very serious. Complainants allege after paying upfront fees for loan modifications the company fails to obtain the promised modifications. Complainants allege the company misrepresents their ability to obtain lower payments or interest rates for homeowners looking to modify their mortgage loans. After paying the company advance fees ranging from $1400-3100 many complainants allege the company fails to contact complainants regarding the status of their cases, does not perform any work on the files, does not honor their money back guarantee making it difficult for complainants to receive refunds when services are not completed. In some cases where the company was able to negotiate with the lender, complainants indicate the company did not achieve any better results than what the client was able to obtain on their own. Some complainants allege they were in a worse situation after paying the company, and a few face foreclosures.  The company responds to many complaints by denying the allegations, claiming they obtained or worked hard to obtain loan modifications for the complainant.  In some cases the company claims the breach of contract on the complainants behalf for not paying additional installments of their fees, and refunds are denied. In a few cases the company issued refunds or partial refunds when services were unable to be rendered."

Doesn't look too good for your lily white business...I wouldn't do business with you under ANY circumstances.
