Complaint Review: CLAUDE RAPTIS - NEWNAN Georgia

Raptis could keep his trashy old home. And I hope the person who is living there know are reaping all the good benefits. His wife didn't scare me I will not be bullied into keeping quite from the wrong they did to me and my mother. They caused her to lose her job, but it taught us not to trust anyone. Everybody wants to ruin us financially and steal from us!  for some reason. And i'm getting sick of it

The people who are siding with raptis are scum of the earth, to defend this injustice that him and his wife caused us!

 The pig raptis and his wifey are trying to victimize us more then they slready have because he has proven to be a slimeball that he is. There lawyer they had at the time can kiss of to for how we was wronged we will never again have to rent from scumlords like raptis and his wifey.  These lease purchase prove nothing to be frauds.

Raptis may have stole other peoples money to drive around in his expensive car, but this puke wasn't going to steal from us then leave us with no place to live.  That is what makes him a slimeball puke.

 Raptis will always be a abuser and a thief no matter how many people paint him. As a honest business man or a family man and loving husband. Raptis and his wife are two peas in a pod and she was behind in doing us wrong. He tried to keep my mothers $4,000 deposit and tried to falsely accuse us of stratching up the walls in his "STUPID UGLY HOUSE"

Well raptis has a dark heart and along with his witch of a wife. Well they're friends and family can paint them as honest and lovin people all they want. Raptis tried to steal the $4,000 deposit and for that I hate and despise him for how he treated us wrong.

We haven't rented from a landlord in 11 years since raptis betrayed our trust.  He is a dog, pig, and a rat. Words cannot truly describe him.

Raptis betrayed our trust and it has been hard trusting people sense then. Raptis abused my mother the payment wasn't due until 11/01/2002 raptis and his wife betrayed our trust. They led us on that we could rent to own for $1,000 a month and my mother could had paid the payment.

Raptis caused her to lose her job because we had to move. When you try to steal our money then lie about us that is unforgiveable!.

I'm for one am glad to have moved from grantville after finding out how the city council suspended the police chief for trying to rid the city of drugs. Lots of people from grantville talk about the turmoil that city has been going threw.

Yeah the former neighbors in the neighborhood in grantville was just a bunch of busy body,  always worrying what we was doing. People can more into any neighborhood they feel like without it being none of the other neighbors business & leaving notes on the door saying we was in violation of the convenant!.

      My life is finally stable now & my mother has retired and we don't fall for rent to own BS anymore. If its to good to be true then it probally is!. And this is to the scumholes who have posted unnecessary mean and cruel comments toward me. They haven't hurt me or got me down & they never will!.  People aren't happy until I'm put on the street or dead in a gutter!.

      Well those days are over with! no more trusting people! raptis betrayed our trust,  so I have a hard time in trusting people and the harassment I had to endure for posting the truth. Well for once in my life.  My life is stable no more in getting in these messes where people just want to steal our money.

AND I KEEP ASKING WHAT BUSINESS OF IT WAS THOSE NEIGHBORS IN THAT NEIGHBORHOOD TO SAY THAT WE COULDN'T MOVE INTO THAT HOUSE. IT  WAS NONE OF THEY'RE BUSINESS BUT THEIR LIKE MOST PEOPLE WHO THINK THEY CAN BUTT INTO OTHER PEOPLES BUSINESS!.

and then you come back on april 16 2013 and post, then you wonder why people do not believe  you about anything.

And what right did those neighbors say we can't move in that neighborhood.  We signed a contract with raptis to rent from him paid him $4,000 so the neighbors had no say that we couldn't live there they should mind there own business & stop telling other neighbors what to do.

At the time we did business with raptis he said we could move in but that was before we knew he was a crook and the first month rent of $1.000 wasn't due until 10/02/2002 but raptis violated the contract my mother had signed.  I don't care if the neighbors didn't really want us there.

The neighbors could had been friendly & said welcome to the neighborhood they should mind their business and stop harassing law biding citizens!.

I don't care who don't like me or who doesn't believe me.  I haven't done a thing to team rebuttal so I don't know why they have chosen me as a target to call me a liar & a scammer.  I'm the one who has been scammed called horrible names.  I have been tormented and abused for no reason.

The main reason why people hate me is because I took a stand & refuse to let people stop taken advantage of me & lying about us.  Well things are turning around know for the good my mother has just been approved for her social security retirement but she isn't going to give her money to any slizzy landlords to just make us move afterwards.

This was a lesson learned not to trust anybody we own our own home know & its not some shack it was built in 2002 & is a very nice 3 bedroom 2 bath no upstairs & nobody is going to drive us out of it like all the other problems I have had.  Y'all know what I am talking about!.

I'm tired of being tormented for no reason called horrible things.  I've been listening to twisted sister "I'am not gonna take it anymore".  I will not put up being pushed around anymore buy these thugs on rip-off report.

This will be my last comment ever i'm off to new start a new chapter in my life nomore with crooks trying to screw me over no more trying to falsely get me in trouble,   good things always come out of a bad situation so have fun commenting to yourself because I will not be back to be tormented anymore! then I already have been for a long time!.

I heard there is a new subdivison going in near the old Raptis you had trouble with.  The payments will only be half  what you were paying, and the houses nearly as nice.  Chuck, you should look into it before all the houses are sold.

I just want people to leave me alone. They cant even do that.

I haven't said anything in this report for about a month.  They refuse to leave me alone because their ignorant a*holes they just don't want me to have the last word in my own complaint.  Why do people wont to "RUIN" my life so bad,  i haven't done a thing to anyone.

The main thing they hate i don't let anyone treat me wrong,  or try to take advantage of me.

A person can only take so much abuse before they had it.  I don't have to put up with being treated wrong or someone trying to steal money from us,  yet the offender gets defended.

Being somewhat new to Ripoff Reports I wasn't familiar with this Charles character.  Got pointed here by Truthsayer from another report # 839289    Appears this Tagurit person (although a bit arrogant for my taste) had done a pretty good job of trying to school Charles.  Unfortunately Charles appears to have the intellectual capacity of a peanut - sorry that's an insult to peanuts everywhere.

In any event, even at my advanced age of 62 I know how to operate a digital camera with appropriate date stamps and to scan documents into the computer.  So, it would indeed seem a simple matter to me for Charles to prove his case if he is in fact in the right - easy peasy - pictures dated before AND after moving out - copy of the signed contract - problem solved.  Oh wait that would apparently prove he is lying otherwise why has that content not been posted here?

Based on what I'm seeing from others and the, from what I can count, thousands of posts by this Charles person, I have an image of him sitting in a basement on a beanbag chair chowing down on cheetoes and waiting with baited breath for the next insulting comment thrown his way.   Unbelievably pathetic really - this guy appears to have been at this for YEARS.  Not sure why someone hasn't thrown his nutty a*s away into a mental hospital by now.

Raptis wife didn't call me out on anything.  My mother trusted raptis homes & they "BETRAYED" her. Charles, you ARE the biggest loser I have ever had the displeasure of knowing. Why don't people leave you alone, you ask ??? You first filed this report 5 years ago, about something that happened 2 years previously. Since then MANY, MANY people have replied. Each and every one has said basically the same thing - YOU ARE WRONG !!! Yet you continue with your whining and lying. When are you going to learn ??? YOU ARE WRONG !!!!!! You broke the covenant. You know that Charles can't answer those questions. If he did, he would have to admit that HE is lying, and Raptis was right. In a previous post, however, Charles did state that the police agreed with Mr. Raptis told Charlie and his mommy to get out of the house. But he never explained WHY Mr. Raptis was right, instead he continued on his rant that Mr. Raptis was doing him dirty, and that the police ( as usual ) were IN on the conspiracy. Mrs. Raptis also responed to Charlies' rant and stated that everything in his posts were lies and never happened. As usual, Charlie chose NOT to respond to her at all. He couldn't. She has all of the proof of his lies and would post it. I'm sure you have noticed - Chuckie will NEVER respond to a legitimate question. Instead, he dodges the question with accusations of " conspiracy, poor me, everyone hates me, I'm through posting, nothing bothers me, etc. etc., ad nauseum....". I have told my side of the story. They treat everybody like this on this site. I don't care If anyone believes me or not. I been told this from day 1. Of course nobody wants to listen to me. But people don't want to believe It. Well mabye my complaint will help others make a better decision not to lease or rent from raptis. Or they to will be screwed. How did we break the neighborhood covenant. We didn't even know there was one. Raptis nor the realtor never said anything about It. So It wasn't our fault If raptis failed to tell us there was a convenant. He didn't explain what violation. So sense the people @ raptis homes never bother to tell us there was a covenant In the neighborhood. It wasn't our fault. It was never brought up before my mother signed the lease. So for someone to leave a note on the door was just pure harassment. So for people to accuse us of breaking the neighborhood covenant, & raptis not telling us there was one or the realtor didn't say anything about It. No we didn't try to beat raptis out of the first month either. Raptis turned into an abusive a-hole, & threatening. He would had got his rent money but he wanted It 4 week's before the due date. I am tired of people saying we refused to pay rent to raptis. My mother paid him $4,000 deposit & the payment was not due until 11/02/2002. I withnessed everything I knew what really happend. This is just a variation of the Used Car Scam that is also pulled in Southern states. A car dealer goes to auction and gets a car that looks great but is not to mechanically sound and then he gets some sleazebag mechanic to jazz it up so the unwary lay person who doesn't bring their own mechanic expert to look it over think they are getting a deal. Actually, the downpayment is usually the full purchase price the used car guy paid at the auto auction. And the poor unsuspecting customer is gouged until they can't pay anymore and then the guy repossesses the car and fixes it up again and puts it out for sale again. And a good used car guy can rip off a lot of folks that way! As long as the mechanic can keep fixing it up so it runs for a few months at a time. Same thing with apartments, especially in a college community like this one. charge a huge deposit and a move-in fee and an application fee ( the move-in and applications fees are non-refundable). then find a pretext to toss you out, send in some minimum wage guy with the paint brush and then make up excuses not to refund your deposit and you can keep renting and evicting indefinitely... You can make a LOT of money this way. So it should not be surprising that this apartment deposit SCAM could not be run with a house instead of an apartment. The note didn't really explain anything. We had just moved In & there was nothing wrong. The note said we was In violation of the neighberhood covenant. Let me be more specific, Charles; What did Rapitis tell you that you were in violation of. What did the note say? So far you have not told us anything about what he told you. Please tell us.

We was not aware of any convenant. Hell we was still trying to get settled, & my mother or I didn't violate any covenant. The above has gone through some spell checking. No, I am not insulting you Charles. It can just be a little difficult to read some times. Okay Charles, after reading this again it still appears your mother misunderstood the contract and that misunderstanding resulted in her breaching the contract (and in more ways than one). The initial payment is supposed to be $6000, but he generously let you pay a $4000 deposit instead. Your mother thought that this payment included the first month's rent in October, but it apparently did not. She thought she didn't need to pay until November. You lived in the house for the entire month of October. Mr. Raptis actually did expect the rent for October to be paid. Deposits, down payments, good faith payments etc. and monthly payments are usually two separate things. My good faith payment I put down when I decided to purchase my house did not include the payment that was due that very first month for my mortgage. They were separate things. Not paying rent for October was most likely a breach of the contract on your mother's part, even if it was unintentional. Then, the contract was breached further by not upholding some covenant that was a part of the contract. Your mother was notified of this, and did not correct the situation apparently. Even if you are not fully aware of all the terms of the contract (and you should be), you still have to uphold them, or you have breached your contract (which a very good reason to be aware of the terms). I am wondering if it had anything to do with some rules handed down by an HOA or something similar? Then, there was another breach of the contract by putting up the wallpaper without getting approval in writing (verbal does not count if the contract says IN WRITING). It sounds like this may be the cause of the damages'. Had you stayed in the home, this issue may have never come up since you liked looking at it and considered it an improvement. However, once you left the home it became something else. Unauthorized changes can be considered damages even if the people who instigated those changes considered them an improvement. Someone else may not like it as much. So there are few things there to mull over and consider. The easiest way to prove your point Charles is for you to post the relevant parts of the contract having to do with the disputes and claims. It all comes down to what's in writing in most disputes. That is the most effective and maybe the ONLY way to actually try and make your point. Otherwise, we will all most likely continue to go around in circles for the next ten or twenty years or longer, waiting for you to prove your point because you STILL haven't. Is there a guarantee that we will all see your point if you do this? No. But some of our comments could actually keep someone from ending up in the same position, which is what you say you want. *just my opinions*

What did the contract actually say, Charles? A covenant not in order most likely had to do with the CONTRACT. What covenant was not in order? If he was letting you know that some part of the contract still needed to be upheld, and was ignored, what did you expect him to do? Asking questions is not being a smart a*s. Trying to get you to understand how or why something may have happened, or why you might not have actually been ripped off, is not being a smart a*s (it is in fact trying to help you). Saying something other than "yes, you were ripped off" is not being a smart a*s. Asking for proof is not being a smart a*s. When did I call you a name? Why not post proof in a situation that you actually can? Why not make an attempt to keep someone from ending up in the same situation? We have done nothing wrong here, we just got burrned from raptis homes. Raptis homes shows no remorse for what they done to us either. The say Is If Its to good to be true then It probally Is. Raptis homes was so nice to us & trust worthly but after my mother signed the lease & gave them $4,000 they weren't so nice afterwards. This was a big mistake signing the lease with raptis, his employees where so nice to us but after the lease was signed & raptis got the money they where not so nice people anymore. My mother did not refuse to pay raptis, the payment was not due until 11/01/2002 this was there agreement he let us move in, before the first payment was due. After we moved in raptis demanded my mother pay the first month's rent before 11/01/2002 he then demanded we move out & he was refusing to return my mother's $4,000 deposit. Raptis had all this planned out if my mother even knew about what raptis was going to do she would never had signed the lease/purchase agreement. Raptis is a liar & a thief. I just need to update this report & clear a few things. My mother signed the lease/purchase agreement & paid raptis $4,000, the agreement was for my mother to make the first payment for 11/01/2002. After we moved in it had only been 3 weeks raptis called my mother demanding she make the first payment before 11/2002. There was no where in the agreement for the first months payment to be made 10/2002 unless they changed the agreement from, what my mother had signed. My mother questioned the agreement they had raptis demanded we move & he was refusing to get my mothers $4,000 deposit back, until my mother got a lawyer she only got partial of her money $2700 she did not get all of it back. Raptis forced his way in the house while we where still moving everything, he was only suppose to come after we moved everything out! The sad part is this happend during the holiday season raptis ruined our thanksgiving & christmas. Nobody should have to experince this. This is why I reported what raptis did to us so this would not happen to another (innocent) home buyer or people looking to lease/purchase. I cannot let this scumlord do this to some other innocent person.

The BBB must had revoked raptis complaint he had 3 unresolved complaints on his record but the BBB is reporting false information saying he offered to resolve the complaint. I still have the copy of his response raptis refusal to resolve anything. I, didn't mentioned this before raptis is no longer a BBB member I wonder why every 3 years complaints fall of his record before he had 3 unresolved complaint so I guess this is why the BBB revoked raptis membership, the BBB needed to revoke his membership but they don't need to keep reporting saying he has resolved complaints. The Better Business Bureau of atlanta is reporting false information on raptis BBB record which states he has a satisfactory record with the bbb. the BBB is also saying raptis made a reasonable offer to resolve the issues. raptis did not make no offer to resolve this complaint he lied to the BBB & the BBB is reporting my mother failed to accept their great offer. If, anybody else has been ripped of by claude raptis or anybody else raptis has broke the contract with they need to speak out!, or if anyone else has done business with raptis homes & raptis wrongfully evicted made people move after they move in like how raptis treated me & my mother!. Greetings: Not knowing whether the present case is still active or how old it is, I provide my personal feedback/opinions. To begin with, that's why prior to renting, purchasing or leasing w/options, one has to make sure to hire the services of a good, reliable and ethical attorney to oversee the process. It gets old when you hear it so much, but it's a fact of renting/buying life when it comes to real property or anything involving a contract. A lot of this could've been avoided if the "abused lady" had only took the time to hire a reliable attorney (granted; not many out there). If something in the contract/lease/rent agreement doesn't seem right, you DON'T have to sign (anything for that matter). Before signing, walk through the property with the potential lessor/landlord and write/list everything down (shortcommings, damages, etc.). After signing, if something's found, notify the landlord in writing and always keep copies. You can always do something about damages and/or shortcomings if you act promptly (immediately). I'm not a lawyer, but throughtout my military career and having moved throughout half of the country, I've had my share of bad landords and bad situations that have, by force, led me to learn (the very hard way). I trusted to much or relied on people's initial demeanor. People are only kind when it suits them, you can't blame anyone for doing that; It's in their best interest, especially when doing any type of business. If a landlord or "lessor" leads you to believe they're acting illegal or keeping any of your money unfairly, notify an attorney that is NOT going to have a conflict of interest or get involved with anyone other than YOU. Like I said, it's hard to find a reliable attorney and honest ones are as the "Mammoth and the Tazmanian Tiger" - (non-exhistent). File complaints with the Dept. of Consumer Affairs (State's Att. Gen's office, Better Business Bureau, Fair Housing, etc. And keep copies of all complaints, letters, notices, warnings, receipts, etc.). And if nothing seems to be happening, take matters into your own hands. Take the contract, lists of damages, pictures and any evidence you have, and go to court. The person responsible will as well be responsible for court fees if they lose the case, and if you have all your "eggs" in order, chances are they will lose (although remember that nothing is guaranteed). Now, something they don't tell you, you can get a judgement, but the courts are NOT obligated to make the loser pay up and you might end up having some trouble getting your money. But if you work things out, do enough research, you can have the judgement owed garnished, etc. (there are many ways to get "paid"). There are so many ways to regain your lost wages, lost payments, etc. One doesn't have to take things lying down. I personally, have never been in a situation where I've filed a complaint and/or a lawsuit (small claims or other) and not gotten paid or get my money back, since I do my homework prior to "jumping in the water" (no less than 15 to 20 consecutive days of research). It's sad to see that this site is used for gossip and badgering when it can, and has served such good purpose in the past. A person with an honest or credible problem asks for assistance or advice, and instead of getting good advice from someone who knows, they usually get the old "I told you so's", and the typical "Stop crying, you had it coming". Some are even called hacks. I don't know (you), the person who was alledgedly abused, but it sounds like you did nothing wrong and apparently took the necessary steps to ensure the preservation of the property and YOUR best interest(s). The only thing I see you failed on was the fact that you didn't complete payment and made a "separate agreement" as to the monthly rent/mortgage payment(s). Yet, some ignoramus decides to bring race to the issue, by saying that the "Black Klan" or this race did this, or this race is known for that. Fact is that only ignorant people make matters worse by bringing race "to play in the sandbox". If these people took as much time and made as much effort in assisting and advicing as they do in insulting, some of these issues which plague ALL OF US, would be fixed in a timely manner and we'd force many of the "slum-lords, true hacks, cons, thieves" to pay for the hassles and hardships they make hardworking people go through on a daily basis. Open your eyes and act a little, just a tiny bit more mature than what you're acting, people. Find out the truth and if you can't, at least give the benefit of the doubt until you see both sides of the coin. Until then, we're all going to continue to be the victims of those who take advantage of ignorance, prejudice, threats and insults to gain an advantage for themselves... Normally the statute of limitations is 1 to 2 years (at least in NY) and anything further is impossible. Your attorney had absolutely NO business entering into any agreements without your consent (provided that's what happened). Research, write and seek advice from those agencies in government who can help (mentioned above). You can find them and they will help if you do your homework and let them know you've "covered all the necessary bases". Don't leave any choice, don't leave any gaps through which this alledged thief can slip. Your (or anyone else's) lack of action will only lead to other people who do business with this Claude Raptis, to get ripped off too. Of course, this is provided you are telling the whole story (since I only know one side). Contact the Georgia State Attoney General's Office for advice and/or assistance, the Georgia (and other states') Bar Associations/Legal Aid is a good source of information, advice and assistance. If your lawyer acted in a manner not ethical, they'll help too. Research Employment laws in the state and Federal levels for the legality (or lack thereof) of letting you go. And (take this as constructive critizism or good advice - it is by no means intended as an insult), try to get your hand on a dictionary (online version of one/or a spelling correction disk/program). More times than not, the way one writes and/or expresses him/herself in paper is very significant, important and has a lot to do with whether you will get the immediate attention needed for your particular case. Me & my mother have been punished suffered enough. My mother didn't have to pay before we moved in the new house the payment was due a month after we had moved In. Raptis let us move in he already had the $4,000 deposit he just wanted more money & demanded my mother & I to move. If this was the cause my mother would have gave him $5,000 the reason why my mother didn't pay when asked we was already living their he should have had made her pay before we moved In, but he had it planned out like this. My mother will never lease/purchase a house again or rent from a landlord after this mess. I feel sorry for the poor people who lost their jobs & who had to rent from a landlord & being taken to court after them losing their jobs. I feel sorry for those people & for these landlords not to have any mercy on people is a low-blow. Take my advice this is to everybody. Do not rent from landlords. Do not agree to move in a month before the payment is due. They will pull this on you my mother wasn't in breach of the contract. It's best to own your house besides renting from somebody this solves this problem. Do not agree to make the payment for the month after you move in. You saw what this landlord done to us; it could happen to anybody. Don't trust any landlord who will agree to let you pay the month after you move In without paying first! My mother will never believe this again.

ok if i read it right you all were already living in the house... the day you move in you have to pay first months rent down payment(deposit as you call it) which if it was a lease to own is a downpayment and in any real estate contract is non refundable it is considered a good faith payment saying you will follow through... your mother did not pay the first months rent which is due anywhere before you move in.... if you had a contract then you make them take you to court if they are in the wrong...

Why would you file a restraining order agaisnt me to try to keep me from filing a complaints so you can keep screwing people over buy putting them on the streets like raptis. You can't file a restraining order for reporting someone to this website i am not doing nothing to raptis for how he cheated my mother out of her money & made us move & i reported the lies he told to his lawyer. My mother can sue raptis for defamation of her character for telling everybody she was in breach of contract & if raptis does to anything to try to harm my mother or me my mother WILL file a restraining order agaisn him for harassment.

His money is made by keeping his property filled with tenants that pay, and pay on time. It simply makes no sense waste time and money in court unless he has to. He'd be out of business in no time, because the court would shut him down for screwing people over. Even your own lawyer says that you are in the wrong. Your mistake was not having a lawyer BEFORE entering into the agreement and you are obviously not qualified to make real estate transactions on your own, same as most people. From reading your post, I see everything you do from this point is just going to cause you more trouble. I know if a tenant were to do to me what you're doing, I'd have a restraining order on you by now. One point you could clear up, is it you or is it your mother that is in the legal argument?

Nobody will have a chance to me or my mother homeless like raptis did, raptis did not know what other problems he has caused which i will not post on this website because it is to hurtful, raptis caused alot of problems my mother was not going to stay & give him money if he was just going to make us move. The reason why my mother didn't pay while she was asked because it wasn't in the agreement they had made, when raptis lied to his lawyer saying my mother entered into a lease/purchase 09/02 this wasn't true the lease/purchase was for 10/02 & he agreed to let us move in a month before the first monthly payment for 11/02 was due, we moved in & thought everything was inorder raptis demanded my mother pay him the first monthly payment before 11/02 my mother questioned the agreement & he demanded we move out, & he was going to refuse to refund my mother her $4,000 deposit. I, just want to warn people about rapits that he will make you homeless if it wasn't for my grandparents we would be homeless nobody & i mean nobody employers or landlords will ever have a chance to make us homeless i will report them to this website & they can harass & attack me all they feel like!, & accuse me of slandering them all they feel like & file a lawsuit agaisnt me all they feel like but no landlord is ever going to make us homeless again ever!.

People have the right to do business with raptis but be very cautious & what to look out for, raptis does have the right to do a walk around to look for damanges but what raptis does not have the right is to force himself in on us I have pictures posted on this website on the day we moved out so let him try to accuse my mother of doing any damange inside of the house. Like his lawyer said that he will pursue further damanges toward my mother if it is not in the same condition has it was the first day we moved in , raptis let us moved in after my mother gave him $4,000 which required only a $6,000 but raptis agreed to only $4,000 & he let us move in & he said my mother could put up wall-paper but this was not done in written only threw talking which raptis denied doing & his lawyer said she put up wall-paper without permission of his client, raptis has no feelings toward other people. My mother cannot sue raptis know but i hope someone else does & mabye a group of people raptis as done this to can have a class-action lawsuit agaisnt raptis because I am sure he has done this to other people but to protect their reputation & protection from retalation they have decided to keep quiet, well nobody is keeping me quiet i will report to this website about any business treating my mother or me unfairly they have messed with the wrong people this time if you have been abused enough you stand strong & fight back!.
