We use a standard TAA lease. Thousands have used it, and had no problem understanding the "jargon". Leslie was given all the requirements beforehand to receive their deposit back, and the same requirements that is listed in the tenant contract is also given to them again when they pick up their notice to vacate form. Another example (small percentage) of someone signing a contract, and are upset when they fail to complete their end of it. Thousands of others completely understood it and found it reasonable, in fact, better than most property management companies in the area. There is very simple language in these contracts (again TAA), and Colonial makes NO MONEY from repairs. If a tenant (or kids) damage something, tenant pays, not the homeowner. We have all documentation and can prove it. Leslie provides no specifics, just empty allegations. A Property Management Company can be sued with severe penalties and lose everything if they use bad faith judgment. Colonial has practiced ethics in management for over 20 years. Leslie should have at least read the part right above the signature portion where it states "they can take a copy of the documents to review and/or consult an attorney." She could have had someone help her. Your statement of "they are taking advantage of soldiers and their families in desperate need of housing" Not True - ignorant statement. It's obvious this person uses the fact they are military or spouse as a crutch when they don't get their way. Military or civilian, you have to be a grown up and read what you sign before, or get assistance then, not after the fact you violate your end of the contract and wonder who you can blame for your lack of attention or comprehension. A majority of our homeowners are military. A majority of our employees are either former military, spouses, or retired military. Our owner alone had two sons serve in Desert Storm in different branches, one about to become an officer and her husband is a Vietnam Vet. (Leslie, Really? if anyone has insulted the Men and Women in uniform, it was you with your embarrassing and unfounded posted comments. Attention To Details is what the military is probably best known for, try it) We work closely with Ft. Hood, and have many options to provide military families with many benefits. We also participate in the deposit waiver program for military families. We have been honored to have served thousands of deserving soldiers and their families, and will continue to do so every chance we get, but we will not bullied by an ignorant statement just because you are military or spouse. Thousands of others not only protect our freedom and risks their lives, but take care of their personal affairs with no problems. That honor reflects in their private lives. You should try it. (No more excuses Leslie, or at least stop claiming your military or spouse when you whine. It embarrasses us all.) If you damage the homeowner's house, who is also probably military, you should and are obligated to pay, this is why we use contracts. I could be probably safe to presume she still hasn't read it to this day or have had someone help her read it. Colonial waits for proof, not unfounded allegations Leslie.
