Like the author of report # 441057, I too am someone who invested a large amount of money in the business opportunity Commercial Property Consultants is selling. In reading his report, I can attest that everything he is saying is true. It actually felt good to know that I wasn't alone.

By the way, also check report #393393 on this company. I mention it because it didn't initially come up in a search on the ripoffreport website, but I ended up finding it later.

When I initially inquired, I was sent information that the fee to become an Affiliate was either $9,995 or $14,995, depending on which level you wanted. But not long after that, I was told that the fees were either $30,000, $60,000, or $90,000. I was told the first prices I saw were old, and shouldn't have been there. Indeed.

But before I go into some more detail here, let me just cut to the chase as to what you get for paying one of these fees: You get the glorious right to become their salesperson. That's it. Of course they're very good about spinning it all as a business opportunity, and they really play up how untapped the market is and how there's no competition, and how much money you can make and blah blah blah. But when you get right down to it, you're paying $90,000 to be a commissioned salesman. Oh I'm sorry, I almost forgot: they do give you brochures and a Power Point presentation for the $90K. That really changes things I guess. LOL. And think about it; if after getting your $30,000, $60,000, or $90,000, do you think they care whether or not you ever sell anything? Of course they don't, and why should they? They've just gotten up to $90,000 of your money right up front! If 10 people pay $90,000 for this business opportunity, this company has just cleared $900,000 of pure profit for themselves without doing a thing. If 20 people sign up, 50, 100well, you can do the math yourself.

These guys really play on the desire people have to be their own boss and run their own business. They tell you everything you want to hear. I was dumb enough to fork over my hard earned money to these guys. During the few months I spent evaluating this, I heard from one their people about 3-4 times a week, either via email or phone calls. Very slick, very persuasive guy. A great salesman obviously. The thing is, as soon as he got my money, I never heard from him again; not once. Of course I talked to some other people there, but this guy, nothing. Not one phone call or email to see how I was doing, to see if I had any questions, to check up on me, to see how I'd liked things, etc. Once he got my money, I guess his job was done, and that was the last I ever heard from him. That was a red flag, but by then of course, I had already paid my money.

In general, I have found these people to care very little about my success after I paid my huge upfront fee. It's often difficult to get people on the phone when you call the office. I found a lot of the work they did for prospective clients to be very shoddy, and sloppily prepared. I would first find all the mistakes, and then have to send it back to get corrected almost every time.

Here are some selected specific complaints and issues:

I got my hands on their training manual. Oh my goodness. That thing looked like it was written by an uneducated 16 year old. I've never seen so many typos and grammatical mistakes; on almost every page. They don't have spell check on their computers?

Before proceeding in the whole process, you have to be approved by their management team. I'm not joking. You have to be approved to pay them $30,000- $90,000! Of course, I was approved LOL.

As the other reviewer noted, I also got the 3 references to call. Can you guess what kinds of things they had to say? You've got it; nothing but glowing reports of how much money they were making, how professional CPC is, and how all of this is the greatest thing since sliced bread.

Before I signed up I was told the website would soon be going through a drastic revision, and would be much better. Well, it's still exactly the same, so I guess soon is defined a bit differently there.

I asked if the engineers worked for CPC, and was plainly told yes. I found out later (after they got my money of course), that they are just subcontractors.

I asked what percentage of prospective cost segregation clients became paying customers after receiving an initial evaluation. The answer was it's very high. As the other reviewer said, they reveal very little specific information, but have a way of making all sound great anyway.

I don't know what the figures would be, but they seemed to have very high turnover with the people working at their Scottsdale office. People came and went so often I never knew who I was supposed to be communicating with about questions I had.

As I mentioned above, I was dumb enough to pay them my money. I really wanted my own business, and so I think I allowed myself to be snookered by that slick sales guy, and was perhaps blind to the warning signs. And the thing is, they prey upon people just like me. I sure wish I had seen this site and some of these reviews before I parted with my money.

I agree 100% with the previous complaint. Having been a consultant with the company I have witnessed numerous bad business practices and misleading statements including the amount of income you can receive as an affiliate in their company. Since they began they outsourced the engineering work to another reputable firm. That firm cut their ties with CPC after NOT receiving several hundred thousand dollars in fees and are currently suing CPC to recoup lost money. CPC has been unable to make most financial obligations and refuses to refund clients or affiliates for any amount owed. Recently, Scott Sandler, one of the founders of CPC, opened up National Asset Partners and is the servicer of CPC's cost segregation studies. This is apparently an attempt to separate itself from the legal issues involving CPC. Do not trust either company. inflated study costs, bad service, misleading income claims, bad training
