When I first spoke with Brad Thomas of CommercialLeads.net I was looking for a good source of commercial mortgage/bridge loan leads.  He assured me his company could meet my requirements/lead filters with heavy lead flow.  I purchased 60 leads to see how they would perform for $1000.00.  This was January 13th, 2009. 



By April I had not received even one lead.  I was about to complain but finally received one lead on April 3rd.  However, once I contacted this person I soon discovered that the lead was not valid, the lead was several months old.  I returned it and was credited for the return.  However, the problem still remained, I had not received even one lead. 



Then on the 9th of April I posted a complaint, which is provided below to which I did not get a response:



There is none. Client Message 04/09/09 11:16pm When I signed up I spoke with Brad Thomas. He assured me the lead flow would be much higher than it is. So far I haven't received even one viable lead in the week I've been signed up. Something needs to be done to either provide more leads or provide a refund.



Then on April 13th, after receiving zero leads and zero feedback regarding my complaint, I submitted another complaint which is provided below along with their reply:



Refund Client Message 04/13/09 1:20pm I am formally requesting a refund at this time. I submitted a ticket on the 9th that has yet to be responded to concerning lead flow, I have not yet received even one viable lead since I signed up, and I can't get any customer service at all. Based on these factors I am forced to request a refund for all of my money that I paid. I'll give you 24 hours to either remedy the situation and provide what I paid for or to respond and work out how you're going to refund my money to me. Thank you. Jeff Wood



Customer Service Message 04/13/09 1:29pm While a refund would not apply at this time based on the terms of service the account was affected by a hardware upgrade we had done. As a result you may not have seen available leads as you normally should. Loan amount sorts up and ltv downward. Therefore your 9 mil min loan amount sets a threshold disallowing anything below including 8.9 mil for example. There are leads that are loaded each week at the level you chose but of course would not represent heavy volume. You will see opportunities this week and beyond now that the programming issue has been resolved.



After this, on the 15th two more leads showed up in the available leads queue, however I was unable to contact either one of them.  Their policy is if a lead is not reachable it can be returned so I did so. 



After another week, on the 21st I made another complaint which I posted below along with their response:



Still next to zero lead flow Client Message 04/21/09 3:18pm After the hardware problems referenced on your website were fixed and supposedly the lead flow would pick up, I have still only received two leads that I haven't even been able to contact. I need to know if there will be any leads coming through or if I need to search elsewhere because this lead flow isn't nearly enough.



Customer Service Message 04/21/09 3:38pm We see you downloaded 3 thus far and do expect more however the 9 mil floor in terms of loan amount and the fact that you did not choose "refinance" for a loan option does slow the flow. We expect the 10 mil plus purchase market inquiry to increase in the next few weeks due to new notices sent out to the Realtor and Title base.



After that I did not receive another lead until the end of September, however I did make four more complaints.  I've posted the complaints I submitted below along with the response received or the lack there of:
