I had the misfortune of putting my trust, my time, and my investment money into Gundi Schatke of McKeon Realty, and feel that I was very badly treated by her. Gundi Schatke AHWD,TRC, CIPS Lic. Real Estate Broker (954) 922-8800 [email protected] I had a signed agreement for a piece of property that was ready to be closed on and was agreed to by Gundi Schatke. After we had completed the initials and the offer was agreed upon, we waited to hear back that our offer for an investment property was accepted and would be closed upon. We inquired with Gundi Schatke on the status of our offer, when Gundi told us that we did not properly initial the document that she had prepared for us.
Furthermore, Gundi told us that the property had been closed on by another party for a higher cost with her, and that there was nothing she could do. We feel this action by Gundi was deliberate for her to get a higher commission on the closing cost of the property, after we had already agreed to submit our price and offer first. Gundi should have told us immediately that our initials were not correct and had us initial another copy or put them on the original copy with a white out or scratch out of the wrong initials. Gundi never contacted us to let us know this problem had happened, and we only found out about it after the property was sold to someone else.
We feel this is a slap in our faces, that she then sold the property with another buyer, only to maximize her greed, and not even give our offer a chance to be accepted. Our offer was put in before the other offer, and even if that offer would have been accepted over ours at least we would have had a chance to make a counter offer. Our offer was never considered, and we felt that Gundi Schatke deliberately worked against our interests and never let our offer be entered to the seller for consideration. We are still very upset and have not had any resolution with Gundi. I would never do business with her again, and I would not recommend her to ever be used by anyone for help buying Real Estate.

We originally wrote out report when we felt that we were not treated correctly. Since that time we have come to an agreement and accomodation with Gundi Schatke, and we feel that the case is resolved.
It is impossible to remove a complaint report once it has been posted, so we wanted to add this extra comment to say that we want to remove the previous posting, but cannot. We feel the situation is resolved and over and if you want to use Gundi as your real estate agent or broker, you can.

Dear Ms. Sokolovsky, Hollywood, FL is your Homstead (NOT Boca Ratorn as in your report),
I am very sorry that you were not able to purchase the (not mentioned Property in Hollywood) Due to the Fact, that there was a higher and better offer accepted! And I even sadder, that you filed the #1445428 Report on May 31, 2018 against myself and my business!
I feel, you wrongfully accused me and my business! Please allow me to explain in detail:
1.) I never met you or your Realtor in Person during your offer time!
2.) Nor did I prepared any documents for you or your Realtor, which you had to Initial!
3.) You never made any financial Investments or down payments for this Property!
4.) This property is not sold as of today!
5.) I did not maximize my greed!
6.) I do not make prizing on a Sellers Property , (I provide a CMA to every Seller, to support a Listing price) Sellers (or their Legal Counsel) determent whi which offer, is acceptable to the Seller/Sellers!
7.) As your Realtor might have informed you, that on every offer or counter offer, there are only 48 hours (2 days) to counter back or the counter is null and void! (Please, i refer to your offer page 1 line 46/47)
8.) And Last, you should have your "Resolution" with your Buyers Agent (not with a Listing Agent)!
Now to timeline on your transaction:
Your Realtor Mr. Lucas Gomez, license with One Sotheby's International Realty, email your offer with $ 165000, on one of my companies Listing of $ $178888 on May 15, 2018 at 4:22 PM! Since my Seller requested early on, to first email ALL offers to his/her Attorney for reveiw, prior for me to talk to them! Seller counter back with $ 175000 on May 17, 2018 at 3:02 PM! Your Realtor Mr. Lucas Gomzez, thanked me with an email on May 18, 2018 at 6:03 PM, with a response of : "My Buyer (you) are only willing to pay a max. Price of $ 170000, and we should accept any other offers!" Which was a proffessional curtesy from myself to you and your Realtor, to update your Realtor, that there is an other offer in line! Correct, we received offer # 2, which didn't become a cotnract! On May 22, 2018 at 1:32 PM, we received offer # 3 from another Realtor's Prospect Buyers and on May 22, 2018 at 2:03 PM, we received your counter from your Realtors of $ 175000! And I am sorry to say, that the Seller liked offer # 3 better, and took his/hers Attorney advise to accept the offer, which was executed on May 24, 2018 and is scheduled to close on June 26, 2018!
Since 1992, I am a Realtor and since 1995 a Broker and Realtor. I do transparent business for 26 years and keep a very thorough Paper trail on all my transactions. And follow all legal and ethical Guidelines of the Florida Real Estate Law! And had/have many Happy customers over the years, which you are able to review on my Website!
