I believe that Richard Sadler is a predatory real estate invester and it is my opinion that no person should enter into any type of real estate deal either as a seller or a buyer with Rich Sadler (Richard W Sadler, R.W. Sadler). He works under the guise of Apex Management and Apex Management LLC. I did a Florida corporations and a ficticious name search on the State of Florida's corporations website to see if there is an Apex Management or anything of the sort registered to a Richard Sadler and there is nothing I could find.
 
I had a rental property that I wanted to rent out or possibley sell it. Richard seems like a nice guy  and helpful in the beginning. He gives a good sales pitch on how you will not be able to sell your house through conventional means, but he will buy it and he will continue to pay and or make payments even before you close on the property with him. All B.S in my situation as he did nothing that he promised he would do.
 
I had a renter that wanted to move in but Richard was so reassuring and made so many promises if I sold it to him so I went ahead with the deal. Before I signed and agreed to do the deal he was always accessible. He always answered his phone and replied to text messages. However, once I signed the sales agreement he was no where to be found. He didn't pay me like he said he would during the time that we were waiting to close.

He only made one of the monthly payments to me and even that one was 30 days late. He either canceled or never showed for a total of 6 appointments that we had to do the final closing.  He wouldn't return any phone calls or reply to any texts.
 
We hadn't even done the closing but he went a head and "sold" my house to other people. He moved some buyers into my house and had them sign a real estate sales agreement buying my house from him. The deed to my house was still in my name but yet he is signing a Real Estate Sales and Purchase Agreement.

After missing 3 monthly payments and still owing me $500 from the down payment that he promised to give me but never did, I finally came to my own conclusions and believe that Rich W Sadler is a real estate scam artist. He was collecting monthly payments from the people in my house but he wasn't paying me. He promissed to give them the deed to the house but he can't do that while the deed is in my name.
 
Also his agreements are heavily weighted in his favor so that if he decides to change his mind on the deal he can walk away with no repercussions for defaulting on the deal. However, if the other party cancels the deal they have to return or forfeit all money to him. I finally sent him a letter telling him that he defualted on the terms of our agreement and declared it void.
 
But he had my house tied up for 4 months and caused me to lose 3 months of income on the house. Not to mention that fact that now a family had moved into my house and had given Richard a $5000.00 down-payment that they will probably never get back from this fraud. Richard walks away with a total of $9400.00 from the buyer; he got the $5000.00 down payment plus 4 monthly payments of $1100.00.

It is my opinion that this is his method of operation. He ties up home in a purchase agreement, then preys on desperate individuals with bad or slow credit trying to buy a home. When the seller has finally had enough and catches on. Richard just runs off with the money he got from the buyer. Leaving they buyer in a house that they do not own and out their down payment money.
He owes me over $2000.00 for the months that he had my house tied up nad not paying me when I could have either been collecting rent or sold the house to another party.

These are his two websites housesalemadeeasy.com and homebuymadeeasy.com that he uses to get people. He has done real estate deals in Florida and Georgia.

If anybody reading this has had a bad experience and feel you have been scammed by Rich Sadler then please also leave a report here and or information so we can compare notes and put this guy out of business.

Rich scammed me out of $8,000. I was stupid and believed he was investing my money. I bailed him out of jail - didn't even ask what he was in jail for. I finally came to and paid bounty hunters to put him back in jail so his other girlfriend could bail him out.

I lost investment money and the money I paid to bail him out of jail and the money I paid the bounty hunters.

He is an evil gigilo.

He is a scam artist.

The Lord will take care of him, I pray.

So, it seems I am the latest victim, I am on the buying end of this little scam.. It sounded great, we gave him almost 8,000 down, signed papers. I too did a Florida name search, nothing found. When I confronted him he stated it was a Georgia license, again.. Not the case.  So then I started making reports, he cussed me out over this and started getting alittle better.

  Against my better judgement we proceeded to sign papers, I had seen this report a month ago while myself and the real owners of the house were talking about how he had failed to pay them. Now I am getting legal notices from the tax departments stating he never paid the taxes owed on the house during the "closing" that we had.  His phone has been disconnected, and he's unreachable.

My mother and this scam artist have been dating for 7 years. When I was younger I lived with both of them for about 2 years. I have witnessed all the shady and bad business he has done. I think that he is a terrible person, and he has no ethics. I want to help you find information on him because i think what he is doing is terrible, and nobody deserves it. He is very hard to track down because he doesn't use a social security number, has a few fake names (rich diamond, riccardo diamond), and often changes phone numbers to avoid people. He is running from the law, many people are suing him including the owner of the house i lived in with him. He doesn't pay taxes, and somehow found a loop hole in justice system. He operates out of a P.O. box. He lived in Georgia and scammed countless people and he probably move to Jacksonville to escape the law. Other websites and businesses are "Freedom Reality", he has a radio show based out of jacksonville. I hope any of this information helps you find him and  can help him pay what he owes to society.

I have a friend that has done work for this guy and now he can not get paid after working on several houses to get them ready for the sale. The guy will not return calls and will not answer text messages either, just like in your story. I work in the construction field building new houses and we purchase foreclosed homes that we fix up to then sell after the banks have already completed all of the paper work. I find it completely disgusting that someone is taking advantage of people that are already in a bad situation trying to sell their homes. I am attempting to get as much information as possible so that we can take some action against this person and get the word out about the so called deals he is making. I do think that based on this account he is breaking a few Real estate laws and could have his license revoked so that he could not do this to more people. I would like to get my hands on a copy of his agreement so that way I could check into some more. Please contact me so that we can get this guy.

The same exact thing happend to me and my family. We were on the selling end just like the original poster. Rich did not pay the mortage for 2 months before I finally figured out his scam. We are out $2500. Even worse, the "buyers" in our home gave Rich $12,900 for the downpayment and to fix their credit, which he never intended to do. I would like to know if the original poster saught legal help in getting this money back from him. My wife and I are getting an attorney to see what we can do, I would just like to know if the original poster has attempted to sue him yet.
