DO NOT rent from Mr. Joshua Pradeep Kinger. If you do happen to get involved in a matter with this man you better be sure to cover all of your bases completely. Mr. Kinger of Kingerson, INC. owns a property at 121 Palm Breeze Drive, Edgewater, FL. We rented from this man for two years. In that two years the A/C broke twice and it took several emails as well as text messages to get any type of action from him. I have a small child and the weather was heating up. I was disgusted at his lack of urgency to the A/C not working. He seems to have an answer or a rebuttal for everything. Instead of taking care of the problem he was determined to turn the problem around on us, trying to figure out a way to blame it on us so we would be responsible for the repair.

After moving in and unpacking we discovered filth throughout the house... but since we had went through the move-in check list "OK"ing everything he was rude and would not listen to our complaints.

Any issue we had with the property was easier to just fix ourselves then to deal with this god-awful human. The run-around and mind games were terrible. He did not want to maintain his property so finally at the end of the lease; my family gets charged with all the issues. No good!

His contract is almost 30 pages long and probably from 1980. He speaks of his lawyer, maintenance man, and an agent... Which I believe DO NOT EXIST. He is cheap as dirt so why would he employ such people?

When the time came to renew our lease so we could stay another year, Kinger increased our rent by $100 and only mentioned it in passing. No email, no text, no proper notification. One would assume that an increase such as this is important to convey to your tenants 30 days in advance maybe and not spring it on them at the last minute. It was 3 days before our payment was due when he mentioned it over the phone. In addition to that he expected us to compensate for an extra $100 on top of our deposit as well as the last month’s rent. So basically he gave us 3 days to come up with and extra, unplanned for $300. We also wanted him to visit the house so we could note a few things before we resigned. Getting him to come to the property was like pulling teeth and he insisted that we were being difficult.

My family and I had made friends with the neighbors in the area and they all had poor stories regarding Kinger. One nice man gave us a key to the chain for the boat ramp. Kinger did not give us a key to the boat ramp and the key was not anywhere in the contract, yet upon the completion of the lease he insisted that we give him the key. Is this guy crazy? Why would we give a key to him that was personally given to us by someone else? His threats of suing us and taking us to court were outrageous, all regarding a key that WAS NOT HIS!

This man thinks he is a business man but he is the most unprofessional person I have ever dealt with. He will say one thing to your face then follow up with an wordy email or text stating something else. He doesn’t follow what you say and will twist things so out of control that you question your own sanity.

I recently began a new lease contract elsewhere and the process was DELIGHTFUL. I could not believe how easy it was when dealing with a reputable company.
