I am very upset concerning the way in manner Litton Loan Servicer, LP and the trustee (U.S. Bank, NA) foreclosed, sold and broke his locks and illegally gain entrance into my cousin's home taking the whole contents of home. I told the foreclosure clerks office that his home had been entered and was told that Litton had no right to do so. LITTON did not get or have the approval of the court to do so. According to the foreclosure clerk's office LITTON NEEDED A COURT ORDER TO TAKE POSSESSION OF HOME SINCE MY COUSIN WAS STILL THE OWNER AND SINCE PROPERTY DEED WAS STILL IN HIS NAME. I FILED WITH THE COURT THAT I AM NEXT OF KIN AND AM THE PERSONAL REPRESENTATIVE FOR MY COUSIN'S ESTATE. I GAVE LITTON AND IT'S LAWYER NOTICE OF ACTION THAT I FILE WITH THE COURT. LITTON AND IT'S LAWYERS STILL CONTINUE TO IGNORE ME AND HAS MADE NO ATTEMPT TO REMEDY THIS PROBLEM. FINALLY, A SAMUEL FIELDS, WHO IS AN ATTORNEY CLAIMING TO BE AN AUDITOR, BUT I DON'T KNOW FOR WHOM, HAS MY COUSIN'S COURT FILE IN HIS POSSESSION. THIS MAN IS SUPPOSEDLY THE ONE WHO IS IN CHARGE OF DISBURSING THE PROCEEDS LEFT OVER FROM THE SALE OF MY COUSIN'S HOME. THE HOME WAS AUCTIONED OFF FOR $103,000 AND LITTON ALLEGES MY COUSIN OWES THEM $50,906.00. SINCE HE IS DECEASED AND ALL OF HIS BELONGING ARE GONE, I HAVE NO WAY TO VERIFY IF THIS IS CORRECT. THERE IS A BALANCE OF 52,000.00 AND I AM UPSET BECAUSE THE CITY'S COMPTROLLER OFFICE HAS NO RECORD OF THIS MAN, NOR THE STATE OF MARYLAND COMPTROLLER'S OFFICE. I HAVE CALLED THIS MAN SEVERAL TIMES, BUT HE HAS REFUSED TO SEND ME ANY INFORMATION AND BECAME IRATE YESTERDAY WHEN I ASKED HIM TO SEND ME AN "INVENTORY LIST" THAT IS A NORMAL PROCEDURE AFTER A SALE OF A HOME.

Also, HUD has done extensive reports indicating that predatory lending results in many of these foreclosures, such as my deceased cousin. The Baltimore Sun papers has done story's back in 2000 on predatory lending in Baltimore. Some of the horror story's people tell about Litton Loan Servicer, LP are listed on Mortgage Fraud website, Notable Posts and on this website, Mortgage Rip Off. There are numerous class action suits against Litton, but these law firms don't take INDIVIDUAL CASES.

Many think that there is allot of help out there for victims, but this is not the case. One lawyer told me off the record that most attorney's in Baltimore represent the lenders and will not take foreclosures cases for homeowners because these cases are not fee generating. Since Maryland laws are weak and more favorable towards the lenders, abusive predatory practices are allowed to flourish. Some other states have passed anti-predatory lending legislation to stop these predatory practices. There has been predatory lending legislation is the house and senate for years, but no bills have been passed as of date.
