I thought I had found a decent home builder to build on family land. Not only did they become pushy to sign a contract, illegally, even though we explicitly informed them that the land was not yet in our name, they even demanded we pay them $100 and do closing ASAP. Being young and inexperienced my wife and I fell for it. Lucky for us the contract was only good for 90 days, per the illegal contract, after 90 days we could simply walk away out $100 and nothing more or pay them another $100 to renew it for another 90 days. After some badgering from the salesman we walked away, mostly because the land still wasn't in our name yet but that we had also wised up to their game..............some months later we received a notice in the mail that we owed Mitchell Homes some $300 for work done after the contract, illegal contract, was started..............a phone call to corporate to inform them of the full contract terms along with the fact that it was an illegal contract their salesman had put together changed their tune. Haven't heard anymore from them on that.
As for the closing ASAP, they told us the price was only good if we went with their bank, GMAC at the time. We again informed them that this was putting the cart WAY before the horse as the land still wasn't in our name yet. The notion was shrugged off as not important since it was land being transferred from our parents to us and that we needed to get this done to get the financing in place so Mitchell could move ahead on the house end.
Be very careful with this predatory company
