Never trust Rebecca Smith nor Ocean Villa

Ocean Villa as the Hong Kong sales agent worked with the Detroit company ASM to sell distressed houses to overseas customers. Rebecca Smith is the owner of Ocean Villa. The houses were never renovated as stated initially. After discovered the houses are actually boarded up, ASM as the management company will stop responding. At the same time, ASM and Rebecca Smith will put the blame to one another and say it is not their fault.

Even Rebecca Smith say she will help you sell your distressed houses again, never ever believe a tiny bit of her words because it would never happen. Now, ASM (owner called Tom Smith) is arrested and accused by FBI and closed down. Rebecca Smith is on the loose. And now she is collaborating with another Detroit management company called Castle. The collaboration model is she sells her Detroit properties (she owns a lot) to overseas buyers and let this company to manage. She makes this look like a clean business now, but she is a fraudster all long and part of the whole scam although she denies as always.

My suggestion is :

1) check the house in person to confirm the expected condition

2) check the previous transaction records of the house, usually they bought it in distressed condition and therefore by a very cheap price but then sell to you at around USD 40-50K

3) Nevertheless, my heartfelt suggestion is stay away from Detroit at least these 5 years. The comeback is still a long way to come. Everyone is scamming on oversears investors because they seldom visit the place and know the real situation. The scammers can even include the attorneys who took your money and will not do anything. Overseas investors can be cheated easily in a way that once they got the money they simply don't respond. The worst is that none of them was ever put to jail. Therefore, more people (like ASM's ex-staff Terryl and Melina) are being attracted to earn fast and easy big moeny by scamming oversears investors.

Although I am not 100% satisfied with the management company.

Rebecca has truly been a diamond to resolve my issues.

Much of the issues could have been avoided had the management company acted more efficiently.

Regardless, I am at present satisfed with my investment and the assistance of Rebecca of Ocean whom I purchased from,

The fact that she is there helping with and resolving issues is what means a lot to me,

Now the Rent has decreased

The tax hasnt been paid for two years

I am told that was MY responsibilty when I am paying for management.

I waas then told that the penalties will be paid if I paid $2500 and cleared the taxes.

I did that and the penalties are not paid.

I sent 4 emails to chase

nothing happens

I AM TIRED OF THIS MOB !!

As the owner of the property due to some delay in contact with Rebecca and somewhat silence, I did some research on Ocean Villas, I was given some information that concerned me, and then founf the property boarded up and vacant. I was naturally anxious from the history of the matter an dmy experience thus far.

I now report that I was misinformed by a third party on Rebecca, she has been fantastic and explained why the property was boarded.

I remain somewhat disappointed that this whole scenario could have been avoided had she kept me informed.

Nevertheless, all is in order and Rebecca has sent me a full inspection report and photos of the property and I can see it is fully renovated and in very good condition.  I can also see the tenants have started to move in some of their personal possessions and will be moving in by 1st August 2013.

I would recommend Rebecca and indeed I am very pleased that the misunderstanding is resolved to my satisfaction, I have been sent a rental account statement and await th erent in my account any day now.

Rebecca thank you and I hope to buy more from you.

Please accept my apology, however I trust you can appreciate my very valid concerns in the circumstances. 

I am pleased we have both corrected our errs.

Yesterday I reported that Rebecca had sold a property as rented, which was discovered as vacant and boarded up. The owner of the property (the buyer) has now requested that I report that he has been in touch with Rebecca and that there should be tenants in the property very soon and that belongings have been moved in by the tenants. I remain of the opinion that this will NOT happen, however I will report as soon as I have further news.
