I rented the Parker River house from Brian and Pia Bolton over the Labor Day weekend back in 2011. I should have completed a search on the Bolton's to save myself countless hours, headaches, and money. It is now three years later and I am still dealing with the aftermath of coming in contact with these unethical and fraudulent people.
We rented a home, actually a trailer, which appeared to be in very nice condition based on the pictures. However, when we arrived we found the place to be in terrible condition. Just like the other reviews, the trailer is infested with bugs, there are wires sticking out from the walls, everything is covered in dirt and dust, both game tables (ping pong and pool) were broken, the A/C doesn't work, the pots and pans were not cleaned, the fridge did not keep items cool, beds were beyond disgusting (we slept on top of the bedding using our own sheets), the dock is not useable, the list goes on....Oh and during our stay the cable company came to the house to turn off the cable and we all know that doesn't happen after just one month of not paying a bill.
Long story short we made the most of our stay but were ready to leave this horrible trailer in the past. When we departed we left the home cleaner than when we arrived, although we were not required ot clean anything since our fee included a $125 cleaning fee.
During our stay the back rental unit door was pushed in as a guest lost a key out of his pocket in the river. Upon departure I immediately notified Brian and apologized and offered to pay any fee associated with the repairs. There was never any denying this issue on our part. Per the contract Brian has 21 days to get your the itemized cost of repairs with support. After nearly two and a half months of trying to work with Brian about the repairs and only getting excuses that he doesn't have time to get out to the house to get an estimate I was finally forced to sue him in small claims court to obtain my $1,000 deposit. I gave him nearly 5 weeks more than I was contractually required to in order for him to provide costs and receipts but he never did. Needless to say I won the small claims case. He appealed the case and I won again. He then refused to pay me. I tried to levy his bank account and found that he closed his bank account for that very reason. He also lost his home so I was unable to put a lien on his property. Finally I was able to locate his new bank account of levied it nearly three years after the original rental date. Three years! Again he appealed it and the judge ordered the money be given to me. Then Brian did the unthinkable and tried to sue me in the Arizona courts claiming nearly $2,000 worth of damage three years later. I am positive he knew he was not going to win this case but he simply was trying to force me to take time off and spend money to drive 6 hours to Parker to defend myself. Luckily I explained this to the judge and she allowed me to call into the case saving me time and money. She dismissed the case within 5 minutes as it was apparent Brian Bolton is a fraud and claiming fake damages 3 years after the fact is outside of the Statute of Limitations....and he swears he knows about law.
I can't tell you how many hours I spent in court rooms, wasted vacation time, and court filing fees to deal with this horrible man. This is my fair warning to stay far away from him and his vacation rentals. He also has rental in lake Havasu (3371 Hilldale Dr, Lake Havasu City, AZ). I honestly could have walked away from the money but i followed through with this case as he told me I was not smart enough to win this and I know he has scammed so many others from their money.
Not only is he a fraud he is also very angry and aggressive. I had ot be escorted out by the sheriff on multiple occasions (per the judge's request not mine) to my car in the parking lot because of his aggressive behavior and choice words used in the court room. If you anyone has had similar issues and would like any help on beating this guy at his own game feel free to reach out to me.

To reply to what is outrageous is the dysfunction and damage to our property which was documented right from the start.
1. The claim of costs is not legitimate. The judge in my case even agreed which is one of the many reasons he lost his case. This amount is not the same amount he told me in emails (which I provided copies of) and was never provided until the first court date a year after the rental date.
- The judge awarded her the security deposit back due to Ashley Well’s did not want to accept the first estimate which was from a professional company and claimed it was to high then said she would follow up and take care of it by finding the door at Home Depot or Lowes and we explained that it was a custom door that would have to be fitted. The Jam was so damaged it had to be replaced. So at the same time we went out of our way to find a man in Lake Havasu City to do it for less but with the kicked down door all the other damages it excided the $1000.00. Look at the photo’s !
What had happen was a time lapsed in registering the estimate. So the security deposit had to be returned which has nothing to do with the damage.
2. Again this picture was not broken by us. He told me in an email he had back to back guests and could never show that this picture was taken after out stay. Here is a photo I have with the same frame hanging on the wall.
- The Photo Ashley Well’s posted shows nothing there was never a photo on the wall but only a guy who could not even respect a high end sofa by putting his bare feet on it. It’s a sofa you sit on !
3. One of the trash cans was full upon our arrival. We placed all trash in the other trash can and neatly piled the rest next to the cans. You can see from other Ripoff reports he claims other renters left trash out too. Again, same old story.
- Ashley that is all your trash and your disregard for others and the next guest to stay. Republic Trash service picks up on Thursday September 1st and you came in on September 2nd !. They were empty and tiring to lie once again is addressed with the fact’s and truth to your own shame Ashley Well’s. P.S. That really looks neatly doesn’t it ?
4. We never even used this ping pong table. You can see that it is in poor condition and that wasn't from a onetime use. Again look at other Ripoff reports, the say this table was broken upon their arrival as well.
- Of course Ashley your partying to the 9th degree with 10 people and the amount of alcohol consumed had nothing to do with a Ping Pong Table that was wiped down with a cover over it. I guess we just had some mean bird’s fly buy and crush it & poured beer on it huh !
5. We never even used the coffee pot. It was over 100 degrees at 8am...hot coffee was the last thing on anyone’s mind. This is simply another picture to show they don't clean the house between guests.
- Wow who is going to buy this bill of goods Ashley ?. Did you see the total mess you left from the coffee grinds ? And after all the alcohol consumed your tiring to get people to believe nobody of your group of 10 had anything to do with anything.
People are not that Stupid Ashley ! Look at the photo’s !
6. The last picture is the damage that we took responsibility for and offered to pay (see my email).
- You haven’t paid for nothing but only tired to not take responsibility from the start. You got your security deposit back and we got stuck with all the damage, dysfunction, and we paid a dear price for even letting on our property.
Like I said just because you got your security deposit back does not disregard all the photo’s and documentation of you and your group’s damage to our property. Shame us, Shame you !
Then to use your company’s / place of employments letter head and time shows as well to your disregard for other’s.

Well let's tell the truth in the fact she distroyed our property by the first minute she and group showed up. The so called pushed the door in was in FACT & PHOTOS to prove it was KICKED IN ! with the dead bolt ingauged. which tore apart the door along with the frame. A simple phone call would of solved the problem !. As we hide a key on the property or why could they call a lock smith ?. Now moving through the property which was left a PIG STYE at best with over flowing coffee grids that just went everywhere in the kitchen to broken art work off the walls. Kitchen pot's and pans caked on everywhere and left everywhere. The carpet was stained everywhere!. Photo's in place. Broken Ping Pong Table that was crashed in half. Please note we have photos of everything ! to this day we have saved this to remind of what we our subject too !.
The alcohol that was consumed was over flowing the garbage cans. The trash was over the top of two big bin's and left for others to clean up her trash. The trash bin's were not even left for rebpublic trash service to pick up. Photo's in place of the trash and mess left. Total disregard and also could careless for recycling.
She should be ashammed of her manner and total disrespect of other peoples property.
She is not truthfull to suggest the air-condtioning was not working as we have a home warranty protection plan in place and she is tiring to taint us in lie's !.
We have Photo's of everything and if she left that cleaner then we she arrived then she must have the dirtiest home on the planet.
Our Cable Service was in place and paid with auto debit.
We use baking soda, along with fabric softener with name brand soap " Tide " for all our laundry and our fully supplied from top to bottom with extra sheet's & towels.
Her long story short keeps going on with lies and she is full of herself.
She went as far enough to use her companys letter head, and the companys ( Realty Income ) time at work to shame herself really as we know the truth. Photo's in place
We submitted estimates and she did everything to not take responsibility in getting her security deposit back. And as we tired to protect this cost in damage (security deposit) it was a total over site on what we should have countered sued her. I'm so mad at mysef for being taken advantage of and not counter suing her.
This Manufactured home not Trailer has custom upgrades throughout and she has no idea of the difference.
We just spent $5000.00 in upgraded flooring throughout etc...

We do personal walk throughs and the photos on our web site are current and our regret is that we even let her on our property NEVER again and if you are a landlord I would gladly submit all the photo's to prove of her total disfunchinal behavior.
The damage was in the amount of $1600..00 and change but she wants to not be truthfull and just say $2000.00 which at the end of the day money can not buy you respect, manner & responsibility. You have or you don't. Did we lose the the cost of the damage ? yes and it was a dear price to pay and with as much as what is going on in the world and what our family has been through it's ok.
We also share of our testimonial's that we are very proud of and have given so many family's memories for years to come and so many family's that come year after year.
We are a smoke free enviorment. Our Bedding is pillow top's and top of the line.
All Photo's as shared thoughout in this rebuttal are avaiable with time and date in place.
