RPM failed to rent my home in a timely manner due to negligence, which includes failure to list my home on MLS as per my agreement.  My contract clearly stated that RPM was responsible for maintaining my home for showings or to advise me of any needed maintenance. RPM failed to present my home in good condition to potential renters or to advise me that the home was in need of repairs or maintenance. The home was not cleaned after a lengthy vacancy and the utilities were not tested. The house should not have been shown without being cleaned and without running water. It was RPM’s responsibility to make sure that the utilities were in working order. RPM was made aware that the water was turned off at the valve in the garage and failed to turn it on and test the water flow, which potentially caused an expensive plumbing repair.

RPM failed to notify me regarding a plumbing issue that was discovered after tenants had moved in. RPM failed to notify my home warranty company regarding the need of plumbing repair. American Home Shield, my warranty company, provides 24 hour emergency service and could and should have been called for the plumbing issue, as outlined in my contract. RPM itook payment for this invoice out of the tenants security deposit, for another plumbing company invoice who was not authorized and charged $275.00 for no work.

RPM permitted tenants to take possession of my property prior to the reported move in date. RPM's failure to provide accurate information regarding the move in date, caused difficulties with the tenants that could not be resolved, thereby forcing me to let the tenants out of their lease costing me a significant amount of money and time.

RPM failed to provide me with pre-move in inspection photos as promised.

RPM failed to provide me with proof of utility transfer as promised.

RPM provided tenants with 1/2 off the first month's rent without my consent. This special was revoked after the second rent reduction that Iagreed to on RPM's recommendation.

RPM failed to follow through on damages done to my property at the tenant’s move out and also failed to return any balance of the tenant’s security deposit to the tenants, while charging me for unauthorized services and invoices.

After my threatening to file a report with the Arizona Department of Real Estate, I received an e-mail from a managing partner, Monica Averitte, at RPM. She was extremely apologetic and offered to try to come to terms. I believe she was acting in good faith.

It took a number of back and forths, including some help from my new Property Management Company, Bancroft and Associates (who are incredibly wonderful) to come to a resolution to mutually end my relationship with RPM. The negotiation process deepened my conviction that canceling my contract with RPM was a wise deicsion and absolutely necessary.

Part of that final termination agreement was that I make every effort to remove or provide an update on the situation, which is what I am doing here. 

So, while I would still highly discourage anyone from hiring this company, Monica is a very skilled mediator who did everything in her power to end our relationship amicably. I state for the record that I did willingly sign a release and termination agreement with RPM. I am glad the nightmare with this company is over. I thank Ms Averitte for her fine efforts and professionalism.
