We cosigned for a employee of ours a few years ago. Sean O Sullivan was working for winchester Real Estate. At that we signed a one year lease with our employee, after that one year we were assured that we would be pulled off of the lease. Our employee showed us the new lease a year later and you can see where Sean O sullivan of Winchester Real Esate whited out prior dates and crossed out other information and added new dates..This is highly illegal..It was not even a new contract with new conditions or terms. It was simply a old contract with whiteout all over the dates and thus told us that we have agreed to a month to month lease from now on..This was not the case. Sean O Sullivan is a liar and scam artist.
So one random day last week we get a call from a collection agency located in Oceanside..which by the way is owned by his best friend..so they are scamming people together..He didnt think I would find out that they are friends. So the collection agency called us and told us that we owe over 3K because our employee left without notice and didnt pay final bills. He also told us that even though they had a NEW 2015 lease we are still on that new lease and we are now liable for the payment or he will send our info to credit companies and hurt our credit. When we tried to speak to him and let him know it was a scam he would yell at us so loud we could not hear anything else. He would tell us to shut up and stop talking over him. He was a complete scammy guy. When we reached out to Sean O Sullivan he would keep up his refusal to sepak to us via phone and would send us things like this.
I am sorry you are stuck in the middle like me in this situation but I am out of the picture in this business.
All it would take from Sean O Sullivan is to call his friend and let them know to take us off of this paperwork and it would be done. But he cant even do that..When we finally found the paperwork and email threads where Sean O Sullivan clearly states to our employee that we are no longer on the lease he has refused to acknowledge it and will not send that info to the collection agency. He also refuses to send us the 2015 lease. He sent the collection agency a lease from 2013 where he whiteout old dates and wrote in new ones and since the collection agency is his friend we cant work with them either.
Sean O Sullivan is a major scam artist. He also changed names to real property management on his new 2015 lease, but sent the collection agency his old winchester real estate lease. When we contacted Winchester real estate group they claim he is semi retired and has his own clients now. He is NOT licensed to operate in a real estate capacity in any way. Now we are forced to go to the cops on this guy. Even though we have all of the proof. He only wants to get money and my employee now ex employee does not have the money to pay this bill so he is just trying to scam us.
Do NOT do businss with Sean O Sullivan. He is a scam artist. He is a liar. He will not communicate with you. He uses illegal and highly unethicial tactics. He is NOT licensed and has no right doing this. We have tried to work with him to resolve this matter, but people like him only want to scam those they think they can take advantage of. He is a predator..stay away from him. If you are reading this and Sean O Sullivan is trying to rent you property..call the cops on Sean O Sullivan immediately and report him!!!

Ok, so here is the new status about Sean O Sullivan.
We are working with the collection company whom we found out are not friends. They just work with him. The person we spoke to said that they have known Sean for sometime now, so I am not sure what that means, but they are not friends.
Sean O Sullivan still refuses to speak to us via phone or meet us to discuss this matter. He is still trying to scam us for money. We have sent him multiple emails and he will only speak to the collection company. This guy lacks any professionalism. If he was really in the right and was willing to work with us, he would speak to us man to man, but he hiding behind the safety of his computer.
We spoke to a real estate lawyer and he showed us how we are in the right. Just so all of you know. If you lease has an expiration date, you are not forcefully held onto a month to month and that is what he is trying to do. Our lease had a permanent expiration date on it and Sean O Sullivan thinks that he can trick us into a month to month against our will. This is what real estate scam artists like Sean O Sullivan from winchester real estate does.
So to recap, he is not personally involved with the collection company. We spoke to them at the office and the person we spoke to in person seemed sincere and wanted to help us out. But Sean O Sullivan is trying to scam us for money and refuses to speak to us in person. I have no idea what or why he is hiding from us. I think he is like 20 years or so older then me and acts like this. A grown professinal man would not hide behind his computer, he would have integrity to work with us to resolve a matter that is affecting the both of us. Sean O Sullivan if you are reading this...man up and call us. our lease has an expiration date and you are trying to scam us into a month to month. By law you cant do this. You cant forcefully try to keep us locked into a contract aganist our will. If you fix this..I will let everyone know that you did the right thing and this will go away..I will tell everyone on this platform that in the end you manned up and you made things right..that is all you need to do..IS DO THE RIGHT THING..its not hard..Your not curing cancer, your not solving complex math equations, your just gonna do the right thing by us and your self and move on..

Here are some things that I messeed up on. I want to correct these so that I am not saying anything that is a lie or can be mistook. I wrote this so fast and messed up on a few facts so below are the parts that I need to correct. Although this guy is a scammer, I dont want to write things that are not fully 100% true.
See below:
He did in fact white out information on a lease, though this is only one small part of his negligence. He whited out a part on the lease to probably make it easier for himself. The main issue is that he is withholding a new lease that he has sent out and received back signed taking off the co-signer (us) and now is withholidng this lease from both us and the collection agency. He sent out the original lease to the collection company,(that all of a sudden carries over to 2015) though not the new lease that we are not the co-signer of. All attempts to get that new lease back from Sean O'Sullivan have been unsuccessful. He also refuses to talk on the phone and the last email we have received he pretty much told us to work it out with the collection company.
