Shlomo Ben Efraim SPI is scum bag loser and deserves to be blasted on Rip Off Report so other potential tenants or property managers do not do business with him. I leased this guys house at 21 Sunshine Coast, Las Vegas, NV 89148 in 2012. The guy would not spend a penny on his home and tried to rip off the previous tenant and the new tenant. If you are looking to rent from this guy, watch out! Seriously!
After meeting this guy, he asked me to help him with the management of a tenant and I did. We signed a management agreement and the fun began. The tenants had a bunch of complaints and he hired me to be his complaint shreader. They had issues with many things including a broken pool/Spa heater. When you live in a luxury home you want that working. In addition, this cheap a** had window tints installed by an unlicensed contractor and they all failed. They were installed on the outside of the windows so they cracked and discolored ruining his golf course view. I bet the s***** tints are still on the windows to this day.
When the tenants moved out, he dinged them for everything possible and made it a miserable experience. He put me in th e middle and had me work it out with them and I did. Shlomo Ben Efraim charged them for a new pool control panel, painting, cleaning, and a bunch of other stuff. They were not too happy, but I just handled it.
The new tenants moved in and life was good for a couple weeks until the AC broke. I called an AC repair company and had them come out and service it and they said it was leaking the coolant so the compressor needed to be replaced, but it would work for a couple weeks. I told the owner and he didnt give a s**t. 2 Weeks goes by and in the middle of summer it fails again. Now, the tenant, who is like 6 months pregant, is complaining and the AC companies provides a quote to fix it. Like 2 weeks goes by with these tenants suffering and nothing gets done. The owner is so cheap he is trying to get 5 different quotes and wont fix the problem. I understand doing this for a paint job, but not when you have a suffering tenant. He doesnt fix it so we step in a add some coolant to make the AC work and we charge him. He doesnt want to pay it. And then, he terminates his management contract and wants the tenants security deposits. This whole thing was messed up and we decided to make him honor the early termination fee and he had a fit like a little b****. He took me to court, sued me, and finally lost after months of wasted time.
To sum it all up, this guy is a jack a*s. Do not do business with this guy or his wife. He casued me a ton of problems, he sued me, he filed numerous complaints online, and he posted a bunch of negative reviews......which obviously did not hurt me....look at me now a*****e.
You have been warned. Do not do business with Shlomo Ben Efraim SPI. Shady Shady Shady!
