I want to warn anyone who is thinking of renting a home, condo, or apartment from WAP Management. Their business office is located in St Charles. I have been renting from them for 4 years now and as of May 4, 2020 I had raw sewage back up in my basement. It has gotten so bad, the smell of raw sewage is even in the front yard. The basement has now developed mold and when my a/c went out on July 19, they wouldn't come fix it till Aug. 3. I am now suing them in small claims court in St Louis County since that is where my rental property os located. Court date is Sept. 9. As a result of raw sewage and mold, I now have the following medical issues: headaches, eyes burn, severe chest pains, tremors in my hands, memory loss, loss of control of my bowels, lose my sense of balance. My doctor confirmed this on Aug. 28.

This is not a good company. They are slumlords and if they're doing this to me, they're doing this to others. I filed complaints with the Health Dept, St Louis County Prosecuting Attorney Wesley Bell, William Lacy Clay, the attorney general and Senator Josh Hawley. The ONLY ONE who would help me was the Federal Trade Commission. They are now under investigation. Their name has been put into a data bank where any attorney and law enforcement agency, whether federal or state, can look up their name in the event they are renting properties in other states. My doctor confirmed. I have to sue in small claims court now which is on Sept. 9. They are under criminal investigation by the Federal Trade Commission. If you see any property being advertised for rent, stay away from them. They are slumlords. 

If you are currently renting from them and are having issues over "unlivable living conditions" such as I am, make sure you file a complaint with the Federal Trade Commission. They will assist you.
