This place is a absolute joke!!!!! After living here over 10 years and not having but a few problems here and there!!!! NOW that Yes Communities has taken over this place has become a dump!!!!! There is more riff Raff running the streets all hours of the night cars speeding through here doing every bit of 35 40 mph nothing ever gets done! The Sheriffs dept. needs to set up a station in here as they are here more than out on the roads! Dogs tied out when they aren't suppose to be out side unattended but they are barking all night long honest hard working people can't get no sleep with the dogs loud music and cars running up and down the roads! I am currently looking to move my mobile home as soon as possible I would not recommend this community to my worse enemy!!!! Money hungry that's all they are!!!! Management sit on their tails and does nothing but collect money!!!  When park manager was told about dogs barking her response was "what do you want me to do about it?" Lets see get off your tail end and enforce the rules!!!! You have any kind of complaint she laughs at you she treats people like she is all high and mighty and they are dirt!!! Forcing home owners to move out cause they can't live in these conditions is just outrageous!!!! Older couples that have lived here for over 20 years want out but can not afford to as they are on fixed incomes! IF anyone is considering moving in here PLEASE LOOK AT ALL REPORTS FIRST!!!!! DONT DO IT!!!! THEY WILL ROB YOU BLIND IN HERE!!!!

How about pay for your own d**n water meters that you installed here and sucking the blood out of your tenants and future tenants. Tell us the real reason why this is happening and we don't pay our water bill directly to a water company.

This Mobile home park is terrible.  I moved from another state only to find out there website is totally misleading. Yes they do have hidden fees like with the water bill, only I was told that the residents have to pay for the employees to come around and read the meters because they have private meaters not through the water company. But really, they lie so much you don't know what to believe.  And yes I have an extra $18 and some change tacked onto my bill every month. They made promises to me about repairs and things they were going to do, and have not done anything. I have lived here since July of 2015 and I bought my home since then because I really love the place but the service is awful. They have hired a new Manager  since Ive come and she is rude and have absolutely no intention of aiding the tenants here. I have a tree growing upto my kkitchen window that I have been asking them to trim since my arrival. Among other things. I will not list all of my complaints but the bottom line is this place is a mess. And the service is a bigger mess. They write their maintenance people up and threaten their jobs if they do anything to help the residents without there knowledge. But if you go through them expect an excuse to come your way. Im beginning to think I've made a mistake coming here. I am disappointed in this community.

 I have confronted the manager about the water billing issues. After much research it has been proven and even admitted to by the manager at the mobile home park. The mobile home park loses money on the vacant lots because they have to pay the water company a set price whether the lot is vacant or has a tenant. So to make up for loss they tack on extra usage to ther tenants bills little by little hoping no one will notice. Keep track of the meter readings. Keep all copies of your bills.  I am looking into a class action lawsuit right now against this company.

 Yes Communities prides itself on ripping people off is more like it. I am looking into a class action lawsuit right now myself. There are so many complaints and nothing being done. Everyone needs to get their complaints into the Better Business Bureau. That is the correct place to start. They can help you., These sites will not help much. Yes Communities  can lose their rating if enough people complain on the Better Business Bureau website. Also do not accept the  rebutals from Yes because they will say anything to get you to drop the complaint. They do not want to lose their BBB rating.   This business needs to be put out of business for sure!!!

I am sorry to inform you, but there has been several reports to the office from several residence and STILL NOTHING gts done!!! Your offices says we are on it, or we don't need you to do our jobs, We can handle it Well by god handle it!!!!! You didnt put speed bump 1 in this trailer park they were ALL put in by ARC after a little girls lost her life because of your residents speeding through here like they still do!!!!!!! What about the people that own dogs that are not aloud to be in he park? I have seen several pittbulls and it is in our leases no viscous breeds allowed in community!!!! What part of this did you do anything about NOTHING, they are still here along with residences that can not maintain Electricity, loud music still is a every day issue getting woke up by dogs that are not yours bikes being stolen kids of all ages out running the roads all hours of the night!!! getting woke up by disrespectful neighbors sitting in driveway with theirlights on playing loud music from their cars! Junk cars that dont run sitting in driveways for well over the time limit given move 1 person in and several move in with them you dont tell them to move out or get their names to run back ground checks on them! Lord have mercy I could go all day long with everything that you are suppose to do as manager and assistant managers but you do nothing but collect collect collect money!!!! That god almighty dollar!!!! TRY ENFORCING THE RULES THAT ARE IN THE LEASE!!!!! and to the othe comment about the water yes mam or sir Our water bills are higher than anyone elses the charge us more that the actual rates on th water they stooped putting the rates on the water bills but it is not hard to figure out what they are charging! Our water and sewer rates have been doubled to what the actual water co charges..... I have yet to see them get a manager that will clean this place up and give out the fines they say they will without getting rid of them in a few short months we have had 3 managers that actually was making a difference and they booted them!!!! Wow what a place! Thank the lord god almighty I will be out of this god forsaken place in a month!!!!!! AGAIN PLZZZZZZ CHECK WITH OTHER TENANTS THAT HAVE REMAINED HERE BEFORE YOU RENT A HOME OR LOT FROM YES COMMUNITIES!!!!! TY

YES! Communities prides itself on upholding a high standard of living for all residents. Since acquiring Oakwood Forest in August of 2012 YES! Communities has installed speed bumps through out the community to prevent excessive speeding. YES! Communities has also worked to enforce all rules and regulations which include: quiet hours between 10 pm – 7 am, as well as prohibiting loud, disruptive music,. Pets are not allowed to be tied up, unattended outside of a home - we encourage any residents who witness violations of the YES! Communities Community Living Guidelines to report all instances to the community management, or email our customer service department at [email protected].  YES! Communities is working to improve Oakwood Forest; since acquiring the community, YES! has facilitated a tutoring program for the children and residents of Oakwood Forest, as well as several other beneficial programs. YES! Communities encourages all residents to voice any concerns or suggestions they have for improvement to the home office through [email protected].

I agree, this manager is/was a witch. I have been in customer service for 20 years and I couldn't even speak to this woman! She was so hateful; definately the worst manager we've ever had here... Good news is, she was fired last night! But knowing how this company operates, I'm sure there's another "winner" just around the corner! Can't wait to see what comes next! As for being robbed blind, my water bill was $50 more than my electric bill this month! What kind of sense does that make?!
