We purchased our home 3 months ago.  The sellers included the American Home Shield home warranty in the sale (seller paid $406).  Yesterday we noticed a small amount of water leaking from the base of the toilet in the master bathroom.  I called AHS and they had a plumbing company call me to set up a time for the service call. So far so good.  

When the plumber arrived this morning he told me that the tile in the bathroom had been replaced and raised but the toilet had not been changed and this was causing the leak.  He went to his truck to call AHS to get approval for the repair.  Thirty minutes later he returned to tell me that AHS would not cover the repair because the toilet was improperly installed. I spoke with AHS and they very rudely confirmed that they would not pay even though they admitted that there was no way that I could have known that the toilet was improperly installed.  I asked for a second opinion and they gave me a contact for one.

The second plumber comes out this afternoon and finds that the flange is cracked--he says nothing about the toilet being installed improperly.  He calls AHS to get approval to fix the flange and they tell him about the first plumber (who never mentioned a cracked flange).  AHS again declines the claim (after 30 minutes on the phone with the plumber again!) due to the improper installation (WHY did I get a second opinion if they were just going to go with the first anyway!!) The second plumber tells me I should fight this and that it is hard to get AHS to pay any claim these days.  

I called and spoke with a supervisor who explained to me that he doesn't know who broke the flange but that it is not normal wear and tear--apparently the only thing that AHS covers.  When I became a little angry about the situation (2 different opinions but the same outcome) he asks me if "my handyman" broke the toilet.  "My handyman" was a cabinet installer that was here when the plumber arrived.  Not only did I have to play the service fee twice but now I'm being spied on and called a liar.

We had AHS many years ago on a much older house and never had any issues.  As a matter of fact we renewed the contract for several years until we remodeled and replaced most of the appliances.  Not only would I not renew I may never call them again--why waste the $60.
