One should be extremely cautious about purchasing a warranty from this company.  My experience has been terrible.  I bought nine warranties for some rental homes and have had the following experiences.

1.  Although they claim to cover the air conditioning system, in the small print it says they don't cover freon leaks. Whe, on an older unit, the coils corroded and needed to be replaced, they refused to pay because this caused a freon leak.  However, the coils cost $1,900 to replace. They are almost 50% of the cost of the a/c system they say they cover.  The repair person that Select sent out told me that they never pay claims.

2.  If any appliance fails and needs to be replaced, they only pay the depreciated value. However, if the unit is old, that value is nil.  Therefore, they pay you virtually nothing.

3.  When they send out a repair person, the person can't do any work until they take pictures, send them to the company and wait for a response which can take days.  If you file a claim, they demand pictures which you probably don't have because the repair man didn't take any or you weren't home when the repair was done.

4.  The won't pay unless you sign a release which releases them for all claims, past and future, not limited to the item for which they are paying. Why should they be completely released for paying one small claim.

I would never purchase a policy from them again and urge others to read the small print and be very wary.
