 I signed a contract with a non-refundable deposit based on what we were told by the sales man, Chris Mccormick. He said if we contracted with the best wood and a bigger log the R value of his Southland Log Home would be far superior to a stick framed home. The R value on a stick framed home is R-23 and we were told ours would be between R-45 and R-50 because we chose a southern white pine and alog size of 8x12. We were also told that the builders they recomend would charge around $25.00 per square foot to build the shell. After we signed the contract and initaled on each page that our deposit is none refundable, we received the blue prints from Southlands architects and the R value was captioned as R-11.3 less than half of that of a stick framed home and the builder they recommended came in at a charge of $56.00 per sqare foot, more than double of what I was told. When I cancelled the contract I was told you signed a contract you can not cancel and they will not refund my deposit. I would love to be the plaintiff in a class action law suit against these people. They are a very disappointing and dishonest company.

Over 40 years in business, Southland Log Homes has become America’s leading log home manufacturer, and has served literally tens of thousands of satisfied log home customers.   Southland provides our customers with a customized log home design and a log home materials package that is consistent with that design.

Customers contract with an independent builder, of their choice,  to construct their log home.  The cost that a builder charges to construct a log home is very dependent upon several variables, including:  the local demand for the builder’s services, specific design choices that a customer makes (fixtures, cabinetry, counter tops, mechanical systems, etc.), and site preparation costs, which can vary greatly, depending on the specific conditions at a customer’s site.

Southland provides customers with a very specific price for their design and materials package, and also general guidance for what an independent builder will charge to construct their log home, recognizing that Southland has no control of the factors listed above.  If builder quotes come back in excess of customers’ budgets, Southland is happy to work with customers to re-work their design, at no additional cost, to arrive at a project that is within their budget.

We are sorry that this customer has decided not to proceed with their Southland log home project at this time.  We have reviewed the status of their project and have determined that Southland Log Homes has fulfilled both its ethical and contractual obligations in our dealings with this customer.  Southland is extremely clear that the deposit that a customer provides at contract signing is non-refundable, and helps to defray the cost of the time that log home consultants, cost estimators, designers, and project managers have committed to their project. 

In any case, Southland has offered this customer a good will credit, equal to their original deposit, if they decide to proceed with a Southland log home project of similar scope within the next two years.

Not only did I understand perfectly well what Chris McComick said but so did my husband and our GC. We were all present when Chris staded over and over again that the R value on his Log home is superior to that of a stick framed home.

Mr. Clark tried to convince me that we must have misunderstood because Chris was talking about the energy value not the R value as there is NO R value on a Log home. When I asked him how come there is an R valu of R-11.3 on his blue prints, he said there shouldn't be. Mr. Clark couldn't explain to me as to why there is an R value captioned on his own blue prints. The question is how come Mr. Clark can insist on there being a misunderstanding when he was not present but three people that were insist we all heard the same thing. How can he insist that they are right when he himself insists there is no R value but yet his own Architect put one on the blue prints. ANOTHER MISUNDERSTANDING ???? and this time in print!!!

I did my due dilligence before I signed this contract. I was told by his recommended builder it would cost me around $25.00 a sqare foot and then after I signed the contract he came in at $56.00 a sqare foot. This is when I started looking at this Rip Off site and low and behold there seem to be many builders recommended by Southland that either dont show up after they get payment or in one case built the home so poorly, it was condemmed.

As to the builder they came up with AFTER we signed the contract and after we canceled, this builder was never on the recomendation list that we received before we started this process. I am sorry but no one will blame me for being extra careful after what came to light.

If this company is a good, honest and reputable company, they will refund my deposit. They will acknowledge that wrong has been done and being that they have not had any loss they will make us whole in the name of customer satisfaction. If they don't they are not a good company to deal with. Any reputable company will make their customers happpy and if they only care to keep customer deposits because its a quick buck to make, well then people beware!

R-value does not reflect the energy efficiencies that log homes provide.  Mr. McCormick cited data from the Department of Energy showing that log homes can be built more energy efficient than conventional homes.  This customer misinterpreted that with R-value.  We stand by our energy efficiency claims.

Southland also identified builders that would complete the “shell build” of this home for the estimated price, but the customer cancelled anyway.
